Warnervale Town Centre: Hakone Road subdivision DA

Much of the promised Warnervale Town Centre has still not happened, but that has not stopped a plan for a new housing development being put forward.

Central Coast residents have until May 17 to have their say on the latest housing development proposed for Warnervale Town Centre.

A development application has been lodged by Allam Property Group to create 88 new residential lots on 11.3 hectares of land on 200-222 Hakone Road, behind Mary McKillop College.

It’s just metres from a Hudson housing development which when completed will contain 130 new homes.

Documents lodged by the developer say the new subdivision would be created in three stages. The first stage would contain 28 lots, the second 47 lots and the third 14.

Warnervale Town Centre was proposed in the mid-1990s, along with a new railway station and transport interchange to link to a Woolworths and residential developments on a mix of private, council and state land.

The slow progress on the development has caused frustration for years with much of the promised shopping centre nowhere to be seen.

Earlier this years Wyong State Labor MP David Harris called on the Central Coast Council and the NSW Government to come clean about the future of Warnervale Town Centre.

At that time he cast doubt on the promised Woolworths development for the area.

“They may need to go back to the drawing board and be honest with people about what is going to happen and what is not going to happen,” Mr Harris said.

“They can keep going with referring to the glossy brochure they put out in 2013, but the reality is the whole economy has changed and that has changed the future of the whole site.”

“If you go back to the original plans, it was going to be bigger than Lakehaven and there is no business model to support that now.

“We have a new Woolworths under construction at Wadalba and economically, the parent company, Wesfarmers, in their results, have said Target is struggling and we know Big W is struggling.

“It is safe to say that given the current economic conditions, it is just not going to be delivered the way it was originally sold,” Mr Harris said.

The Warnervale Town Centre covers a 119 ha site bounded by Hakone Road to the North, Hiawatha Road to the east, Sparks Road to the South. It extends west of the Great Northern Railway Line to include land that is owned by the NSW

The Warnervale Town Centre site was rezoned to create approximately 15 ha for retail and commercial uses, and 64 ha for residential uses. The remainder of the site has been rezoned open space, conservation and special activities, including an 8 ha nature reserve.

Submissions can be lodged via the Central coast Council website.
