Despite a growing housing crisis, million dollar sales are becoming the norm in Northern NSW with 73 properties in Tweed, Byron and Ballina fetching seven figures in the past month.
Lennox Head was the most popular suburb with 13 sales followed by Banora Point with seven and Mullumbimby with five.
According to the Core Logic quarterly report the median house price in the Richmond Tweed area is $1,066,251 and $729,335 for units.
House values went up 23.7 per cent and units 24.6 per cent in the past 12 months.
Herron Todd White Managing Director of Gold Coast and Northern NSW Luke Nichols said the high median prices were a result of people moving to the North Coast during Covid-19 when lifestyle priorities became higher for families and work from home became more popular.
Since then, he said prices in Byron had seen some people leave the area either due to being priced out, or selling high and moving to other locations such as Iluka or Yamba that had a similar, quieter lifestyle Byron used to have.
Mr Nichols said it was unlikely to see the North Coast prices decline without a Global Financial Crisis – and even then, there was a huge difference in the current market.
“The difference is instead of people buying holiday houses, they’re actually moving there so it is the family home – that adds robustness to the market,” he said.
Top sales
The biggest sale was 6 North Point Avenue Kingscliff which fetched a massive $5.4 million.
Located in the sought after Salt Village just metres from the beach the five bedroom home features a media room, butlers pantry, pool and spacious deck area.
The multi level home has a unique two storey bedroom, a six star master and direct access to the beach.
The property sold after 30 days on the market.
12 Burns St Byron Bay sold for $4.8 million.
The cottage is located in one of Byron Bay’s most sought after areas on a 1012m2 block with rear lane access.
The two bedroom home is located a short distance to the Main Beach and Byron Bay’s CBD, cafes shops and restaurants.
Located in the heart of Ballina’s hinterland, 5 Old Pacific Highway Newrybar collected $3.4 million and sold prior to auction.
The four bedroom home is situated right in the centre of the historic hamlet of Newrybar in Northern NSW on a one-acre parcel of land surrounded by rolling green hills, fertile farmland and coffee plantations.
The property lasted just 20 days on the market.
804 Fernleigh Road Brooklet grabbed $3,200,000.
The five bedroom property is set on just over 14 acres of flat fertile land and offers the complete family package located in the highly sought after address of Brooklet in the Northern NSW hinterland.
The property features a pool, a master suite on a grand scale with stunning ensuite and lush green views from every possible angle.
The house spent 91 days on the market due to an auction being postponed.
In Byron’s west, 170 Left Bank Road Mullumbimby Creek sold for $2,530,000.
The property features four bedrooms, one bathroom on a 1.70ha block of land.
The property sold on April 27.
