Developers have pitched a $5.2 million apartment complex for a small block of land near the Queensland-NSW border in the Tweed.

Zone Planning has put forward a proposal for eight self-contained flats split over four storeys, at 49 Recreation St, Tweed Heads.

The site is about 200 metres north of Terranora Creek and one kilometre away from Tweed Mall shopping centre – which is itself flagged to undergo major changes as part of a $900 “precinct” redevelopment stretching up to 15-storeys tall.

A wave of new developments have recently been approved in the booming Tweed Shire, with real estate forecasts indicating a growing demand for the area.

More than 10,000 homes are needed to meet demand in the region by 2041, according to current estimates.

Just down the road is Cudgen, the site of the new $723 million Tweed Valley Hospital, which is due to open on May 14.

The development would contain a range of unit sizes.

If approved, the apartment development would see a double-storey fibro home demolished and the removal of three trees.

The apartments would be split between two one-bedroom, four two-bedroom and two three-bedroom units.

The mix of unit sizes provides “housing choice” and the block will have a “contemporary aesthetic”, the plans state.

“The development does not exceed the area’s maximum building height … (and includes) balconies off all units that face the street,” Zone Planning states.

There would be communal open space on the ground floor and open space on the third floor.

A car park with space for ten vehicles is also proposed.

Have your say about the proposal on the Tweed Shire Council website.
