A proposal for a luxury apartment complex at 29 Shirley Street, on Byron Bay’s beachfront, has been placed on public exhibition.
The development application has sought approval for a trio of three-storey boutique apartment buildings offering 26 three-bedroom, three-bathroom units.
Applicant, high profile Queensland developer Vitale Property Group, said the project will deliver an architecturally designed development containing residential dwellings and associated amenities including 78 carparking spaces in a basement garage, storage units, waste storage and other service spaces.
Vitale Property Group managing partner Letitia Vitale said the company’s intention is to create an “ageless residential oasis”.
“A place full of light that brings to mind the whimsical playfulness of a time gone by,” she said, “a place we hope that locals can be proud of.”
The proposed development comprises three main buildings, of similar scale to the surrounding buildings.
The proposal has frontage to Shirley Street to the south, Milton Street to the west, the Byron Bay Solar Train line to the north and residential development to the east.
Designs also show a 1392 square metre ground floor communal pool area.
Pedestrian access is via Shirley Street and there will be four lifts for access.
Each apartment will benefit from a northeast aspect of a morning.
In order for the estimated $50,022,500 project to proceed, the Backpackers Inn, which has served the Byron community for around 25 years, along with two other dwellings on the site, will be demolished.
However, the century-old Moreton Bay fig tree will remain and be a focal point for the central recreation area.
The apartments vary in size from 130m² to 176m².
All ground floor apartments have courtyards and private pools, and one of the level two apartments also has a private pool.
All level one and two apartments have generous balconies, while level two apartments also have rooftop terraces accessible by private stairs.
Architect Jean-Francois Lagace said the generously sized apartments were designed to blur the line between indoor and outdoor spaces.
“You can go in and out and really experience the weather,” he said, “all the private pools are located within arches, so you can swim indoors and outdoors. It’s both open and protected.”
The project has been built with a sustainability focus and aims to be an 8 Star NatHers rated development.
“Ultimately, our goal is that the buildings look and feel as though they have always been there,” Ms Vitale said.
Boasting state-of-the-art building techniques including integrated photovoltaic panels on all glass balustrades, floor tiles and pavers, each apartment will house its own EV charger.
The facility’s main pool will be warmed by electric heat pumps.
Apartments will be available for purchase.
The Backpacker Inn and two other dwellings will continue to operate in the interim as short-term accommodation while the application sits before Byron Shire Council.
