A “laneway style” commercial and retail complex in the heart of Byron’s CBD is the subject of fresh development.

JD Property Group Pty Ltd has placed a new development application before Byron Shire Council for a strata subdivision.

The site was the centre of controversy back in 2018 when old plans were rejected by the Northern Regional Planning Panel and local residents.

A revised, smaller development application for self-proclaimed “laneway style retail” experience was later approved.

The newest development applications for the site hope to subdivide the land into two land parcels to separate residential and commercial use.

Lot one would be for shop top houses, foyer and carparking whereas lot two would be for commercial/retail use including restaurants, a courtyard, shops, offices and carparking, according to the most recent proposal.

The residential Lot 1 will be further subdivided into 28 strata lots, the application said.

The two three-storey buildings were approved in 2020, with JD Property Group Pty Ltd and construction is well underway.

There will be 28 shop-top houses created in total and 125 on-site car parks.

In 2021, Council approved the development’s plan for a residential recreation area including a rooftop pool, gardens and podium planter.

In January, council further approved a hairdresser salon, one commercial premises, an indoor gym and pilates studio and related modifications to the central courtyard to improve access to the gym.

Three spaces have also been approved for restaurant/ cafe use.

According to proposed details, the latest application was not for concept or staged development and was to benefit the Byron area.

“The proposed stratum subdivision satisfactorily meets relevant state and local planning strategies and policies and does not conflict with the public interest,” it read.

According to the development’s website, fit out access for retail stores begin in December 2021 and leases were commenced from March 2022.

“Jonson Lane will embrace Byron Bay’s local community and provide an inspired destination for travellers,” the site read.
