Byron Shire Council has made a decision on Creative Capital masterplan and slated subdivision for Lot 12 Bayshore Drive

A masterplan for part of the property has touted a precinct involving one, two and three-storey buildings with a mix of light industrial, retail, offices, a childcare, housing and other uses.

A masterplan for a major parcel of council-owned land in Byron Bay has been given the tick of approval.

Byron Shire Council last year voted to award Creative Capital, the group behind the Habitat mixed-use development which is next to the subject site, known as Lot 12.

Councillors unanimously voted to support Creative Capital’s masterplan and voted to allow staff to prepare and lodge a development application to subdivide the property, on Bayshore Drive, into three lots.

One of those lots, to be subject to the masterplan, will be sold to Creative Capital, subject to the valuation being brought back before the council.

The council will retain ownership of the other two lots; one is proposed to become home to a TAFE NSW connected learning centre and other projects while the other will be retained for environmental purposes.

The masterplan has detailed plans for light industrial, retail, offices and other commercial uses as well as a childcare and live-work option with a mix of one, two and three storey buildings.

Councillor Cate Coorey suggested that the land valuation be brought back before a council meeting.

“(Then) councillors can say this is proceeding how we want, this is what this amount looks like and (be) happy with the process thereafter,” Ms Coorey said.

She welcomed the fact there would be an educational and innovation element to the site.

Mayor Michael Lyon said the plan for the site was a “fantastic outcome” for the community.

“For us to maximise the value of that land from a council point of view … such that we end up with our own lot with a TAFE building built on it, with revenue coming in from the lease of that TAFE building … I think is a fantastic result,” Mr Lyon said.

He said Mr Coorey’s inclusion was “a good safeguard”.
