Creative Capital has unveiled its grand vision for Byron Shire Council’s property in the Arts and Industry Estate
The company, with connections to a development next door, was recently awarded a tender to help bring the council turn the space into a “precinct of excellence”.

The wheels are turning on a plan to transform a council-owned block of land in the Byron Arts and Industry Estate.
A masterplan created by Creative Capital for Lot 12, beside the Habitat development on Bayshore Drive, will go before Byron Shire Council’s planning meeting on May 13.
A DA has been prepared for a proposed TAFE connected learning centre on part of the property.
Acting Byron mayor Michael Lyon said the council planned to subdivide the space into three separate lots under way.
Mr Lyon said two of those lots would remain in the council’s hands, one to be retained for environmental purposes and the other would be home to the proposed TAFE facility and other uses to be determined by the council.
The other is set to be sold to The Creative Capital Company, which is associated with Brandon Saul, the director of Habitat.
The company secured a tender to create a masterplan for the space in November.
In the masterplan, Creative Capital have detailed space for light industrial, retail, offices and other commercial uses as well as a childcare and live-work options.
Most of the buildings shown in the masterplan are three storeys and the documents says Lot 12 would “become known as a precinct of excellence”.
The plan shows integration between the existing Habitat development, Creative Capital’s space on Lot 12 and the adjacent council lot.
Mr Lyon said the residential elements included in the plan were “perfectly reasonable” and welcomed the progress of the TAFE proposal.
“I think we just wanted to land in the right spot in terms of the land that (TAFE) occupied and what we were willing to accept as income from them,” he said.
“I think everyone is excited about TAFE coming to Byron.
“It would have been easy for us to sell it off altogether but we wanted to get the best outcome for our community. I feel that’s what we’re getting.
“We’ve got some really good heads in our staff around this.
“It’s good we can have some frank and fearless discussions with our partners and people who want to work with us to get the best community outcome.”
The council’s staff have recommended councillors endorse a revised masterplan alongside the Lot 12 Site Strategy and Urban Design Protocol; these documents would form the foundation for a future planning proposal and development applications.
Staff have also sought consent for a DA for the three lot subdivision to be prepared and lodged, for one lot to be sold to Creative Capital, with a price subject to further discussions.
If councillors adopt the recommendation, revenue from that land sale would be “quarantined” for a council reserve dedicated to the development of the adjacent lot.
