Residents can take an inside look at the mega Bulimba Barracks residential development, which will feature more than 800 mixed purpose dwellings, after new artist’s impressions for the project were released.

Taiwanese-backed developer Shayher Group bought the site along the banks of the Brisbane River, on Apollo Rd at Bulimba, for $63 million from the Department of Defence.

The contentious project, set to feature 855 mixed purpose dwellings, was then approved by the Brisbane City Council in November, 2022 despite concerns about flooding, traffic and affordability issues.

The door was also opened for the redevelopment of the site after Council endorsed a major amendment to the City Plan in 2016.

It included amendments to the Bulimba district neighbourhood plan, preferred land use guidelines, heritage, flooding, parkland, roads and pedestrian issues, the use of riverfront and necessary infrastructure upgrades.

The new artist’s impressions were released on Council’s development applications website as part of a submission from Shayher Group, which applied for a change of conditions for its development application (DA).

In 2022 former ALP Councillor for Morningside, Kara Cook, said the acceleration for the Northshore Hamilton development across the river from Bulimba was evidence development would ramp up in the lead up to the 2023 Olympic and Paralympic Games.

“Developers are looking for opportunities to capitalise on that growth and I think, for this site in particular that has been spoken about for many years, to now see activity is accelerating has a lot to do with the Olympics,” she said.

She also said the mixed-dwelling profile at the Bulimba Barracks would provide much-needed stock amid the state’s housing crisis, but acknowledged the city was crying out for more affordable homes.

“We do live in what is the second highest median income (area) in the city and property prices reflect that so affordable housing and low cost housing is also something that is critically important,” Ms Cook said.

But Federal Greens Member for Griffith Max Chandler-Mather said the plans failed to address flooding, traffic and affordability issues and he was “genuinely shocked” the project had been approved.
