The Moreton Bay region will be a hive of construction activity this year with billions of dollars worth of major projects due to start.
From unit towers, new shopping centres and sporting facilities – these projects stand to provide a massive boost to the economy once complete.
These are nine major projects due to start in 2021:
North Harbour
North Harbour is set to be declared as a priority development area giving the green light to a $2.7 billion project that will create 7000 jobs.
Developers plan to build a 400-berth marina at the site, at Burpengary East. along with 600 new apartments, 600 homes and 800 homes in a canal estate.
And with 319 hectares of recreational and regional open space it will be the largest riverfront parkland in southeast Queensland.
It will also include local retail, tourism and entertainment uses.
North Harbour Project Director Bryan Finney said the PDA is projected to inject a massive $707 million into the Moreton Bay Region every year.
Newport Marketplace
Construction of a new $30 million retail hub in Newport will start in 2021 – more than three years after the plans were first approved by council.
The centre, dubbed Newport Marketplace, will feature multiple retail tenancies, cafes, gym a medical centre, supermarket and a community club.
Moreton Bay Regional Council approved the plans by Axis Capital, for the 1.46ha block at 2 Spinnaker Blvd, in December 2017.
The developer has confirmed the anchor tenancy will be an IGA supermarket but has remained tight-lipped on remaining retailers.
It will be built in stages with the first including the medical centre, supermarket, food and beverage outlet and a gym.
Construction is estimated to take about 12 months.
Hundreds of jobs will be created during construction with 100-200 jobs being supported once the retail centre opens.
Lasail
Traders in Purple’s are due to being work on its $120 million canal front Newport unit complex by the middle of the year.
The development, featuring 115 units in two six-storey buildings and 11 two-storey townhouses, will be build in Stockland’s Newport estate, with canal frontage.
These include large two and three bedroom units and a range of home size three bedroom apartments with dual living areas, along with pool villas and townhouses.
Each unit will be finished with coastal-chic interior and include a large kitchen and balcony.
A two-bedroom waterfront apartment will start at $650,000 with three-bedroom waterfront units priced from $820,000.
Bellmere shopping precinct
While this one is still pending council approval construction is expected to start in 2021.
The plan is to build a new shopping precinct, anchored by a Woolworths, on a vacant lot on the corner of River Drive and Bellmere Rd, Bellmere – right on the cusp of the monster $9.5 billion Caboolture West development.
Woolworths’ in-house property division Fabcott Pty Ltd bought the 1.97 hectare site in 2014 for $2.53 million.
The Woolworths is proposed to take up 3176 sqm of the site, which will include a mezzanine office level.
There will be several other retail stores, a 24-hour gym, playground and 227 carparks.
The report states that the other tenants are unknown at this stage.
Griffin Sports Complex
This long awaited sporting facility was originally meant to open this year – instead it is in the very early stages of construction.
The $14 million project, funded by Moreton Bay Regional Council, is due to open in 2022.
Moreton Bay Regional Council first announced its plans to build a mega sports centre at Henry Rd, Griffin in 2017.
At the time it was proposed to include multiple fields, a synthetic field, netball courts, cricket pitches, walkways, cycle tracks, picnic areas and a clubhouse.
The original plan had been to build four multipurpose fields and a synthetic field and large environmental reserve.
But a northern portion of the site has been found to have significant cultural heritage and cannot be touched – meaning council can only develop 4.7 hectares of the site, not the 9.2ha as originally planned.
Mayor Peter Flannery said more sporting facilities were planned for future stages.
“We have a grand master plan vision for the site, with our focus for stage two on habitat restoration and regenerating around 20 hectares of unused flood immune land,” Cr Flannery said.
“In stage two we’re planning to build further sport and recreation infrastructure including walking trails, more sporting fields and club facilities.”
Deception Bay Community Hub
Plans to upgrade the old Department of Fisheries building at Deception Bay into a community hub have been sitting with council for several years – but some major progress is expected this year.
Broken into stages, the first stage will include construction of a new community facility with a meeting space, kitchenette, canteen, amenities block, pathways and off-street car parks.
Stage 2 of the site development includes construction of New Park infrastructure including pathways, seating nodes, refurbishment of an existing storage shed, play equipment, outdoor gathering spaces, regeneration planting and amenity landscaping.
Moreton Bay Regional Council took ownership of the former Department of Primary Industries and Fisheries research centre at Deception Bay in 2012 during a land swap deal.
The site at the corner of Joseph Crescent and Beach St, was then leased to the Queensland Police Service for use as a training facility.
Council announced its plan to transform the space into a community hub in 2017.
The building has been demolished and Stage 1 of the new $3M space is expected to start in 2021. The State Government contributed $600,000 to the project through the Unite and Recover fund.
South Pine Sports Complex
This new Women’s Centre of Excellence and Youth Academy is promised to be completed by 2023 – in time for the FIFA Women’s World Cup.
Moreton Bay Regional Council says work on the $18 million precinct, which will become the home to the Brisbane Roar’s women’s football teams, is expected to start this year.
South Pine Sports Complex at Brendale is already home to multiple sports clubs including rugby league, Aussie rules, football and an indoor sports centre.
The multimillion upgrade will include a new high-performance facility, clubhouse and fields.
The South Pimes Indoor Sports complex is also getting an $11.9 million upgrade – including three new multipurpose indoor sports courts, a canteen and spectator areas.
A further $2.7 million will be used to build a new rugby union clubhouse.
Nolan Park BMX
A brand new $4.7 million BMX track and precinct will be up and running at Brendale by the end of the year.
The project, jointly funded by the Moreton Bay Regional Council and State Government, will include a national grade competition track, lighting, a clubhouse, spectator seating and parking.
It will be the new home of the Pine Rivers BMX Club, currently based at England Park.
Microbrewery
A new microbrewery, restaurant and bar is coming to Scarborough after plans to give the Waters Edge function centre an upgrade were approved.
The developer hopes the upgrade will attract residents, day trippers and tourists to the Scarborough Boat Harbour.
Waters Edge, a two-storey building, at Bird O’Passage Pde, currently doubles as a seafood manufacturing business and a function centre.
The balcony overlooks the harbour, out to the Glasshouse Mountains.
Moreton Bay Regional Council has given the developer permission to transform the food manufacturing business on the lower level into a microbrewery, restaurant and bar.
The microbrewery will be able to produce up to 300,000 litres a year.
New indoor and outdoor dining and drinking areas will be built, along with a brewing room, bar and kitchen area.
New hospital
Two local GPs plan to build a new five storey hospital at Bribie Island – the Island’s first hospital.
The new hospital will be built at a 4228 sqm site at Lot 8 Bongaree Ave, just 1.3km from the Bribie Island Bridge.
This will be separate to the Satellite Hospital the State Labor Party has promised to build at Bribie if re-elected at the upcoming State Election.
Health care services including pathology, x-ray, dental and specialist consulting rooms will be built on the ground level along with offices and food and drink outlets.
The 35-bed hospital will be on level one.
It is intended to operate mainly as a day hospital but might in the future accommodate an after-hours emergency department.
There will be a dedicated ambulance bay.
Other levels will be used as a nursing home and high care facility and a child care centre.
