Major $80 million-plus shopping centre approved

An iconic southeast Queensland pub is set to become the site of one of north Brisbane’s newest major shopping centres. Stage 2, which includes a McDonald’s restaurant, has just been approved.

A NEW McDonald’s restaurant has been approved for the Caboolture region as part of stage two of the massive $80 million-plus Big Fish redevelopment project known as Sungate Business Park.

The approval comes two months after another McDonald’s franchise was given the green light on Buchanan Rd, Morayfield, sandwiched between three other existing stores.

Eildon Funds Management Limited made the application to subdivide 15ha of land at 459 Pumicestone Rd, Caboolture, next to Big Fish Tavern at the Caboolture northbound Bruce Hwy exit.

Part of the “Precinct 2” plans is a permit change of use for a takeaway food outlet, which will be a new McDonald’s restaurant with a 17-car drive through and three waiting bays.

Moreton Bay Regional Council approved the application last month.

“This development will be split into two precincts,” Councillor Adam Hain (Div 3) said.

“Precinct 1, which has been approved by council and is already underway, will have a commercial business and retail focus capable of attracting local, national and international businesses, as well as servicing the needs of the local community.

“This precinct will feature a mix of commercial, retail and convenience facilities.

“These will include take away food outlet (Red Rooster), indoor entertainment and recreation, medical centre, veterinary clinic, child care centre and a real estate sales office.

“Also a landscape supply centre, vehicle sales and service, a service station (Caltex), restaurant and much more.

“Precinct 2, which recently received council approval, will feature mostly mixed industry and business with associated office facilities and food services.

“This precinct is located on the southern extent of the masterplan area and includes general industry, service industry, a storage facility, landscape supply centre, warehouse, office, restaurant and take away food outlet (McDonalds).”

Eildon Funds Managament Limited is a trustee for CVC Caboolture Unit Trust. It is based out of Melbourne and Sydney.

Company secretary John Hunter said it has secured two major supermarkets and one national retail outlet waiting to sign a lease.

He also said more development was on the cards.

“There’s already some approvals in place,” he said. “It’s a matter of using those approvals or amending those approvals and balance lot of the site as a larger precinct.

“If we rolled everything out as we planned for specific businesses, $80 million would be on the low side (of expenditure for development).

“We haven’t finalised leases yet, but once we have the majors in place then we can seek interest from smaller tenancies.”

The overall development is projected to take anywhere between three to five years.
