Developer Erneve Pty Ltd has three subdivision applications, with council, to build 219 lots on 124ha of land at 310-312 Old Bay Rd.
Narangba Developments also wants to build 155 lots, which includes vegetation clearing, less than 2km away at 44-70 Twists Rd.
The first stage of Brolga Lakes, which includes a “village hub” component centred around the main lake, went to a public notification period and was approved by the council in March 2016. It is currently under construction.
Some of its features are a community recreation hub, including pool area, community centre, community gym, skate park, children water play area, water sport launching area, resident cafe and a 250 sqm innovation hub designed as a “work from home” space.
Brolga Lakes is bound to Burpengary Creek in the north and Little Burpengary Creek in the south. Twists Rd development application is within 1km of latter.
A council spokesman said both developments are subject to stringent stormwater management procedures to ensure the health of surrounding waterways.
“In accordance with the (Brolga Lakes) Preliminary Approval, the applicant has established a 79.5ha environmental covenant area surrounding the subdivision that is subject to substantial ongoing revegetation works,” he said.
“As part of each stage the applicant is required to provide stringent stormwater management infrastructure in accordance with the requirements of the preliminary approval and Council’s planning scheme.
“This includes ongoing maintenance of the existing waterbodies throughout the site and substantial revegetation works within each stage.
“(Twists Rd) stormwater management plan has been submitted which is being reviewed.”
