Morayfield is set for another mini commercial boom

A McDonald’s restaurant will be built sandwiched between three existing franchises and schools after three developments were approved by a council north of Brisbane.

MORAYFIELD is set for a mini commercial precinct boom with three new developments approved a few hundred metres apart — and it includes a McDonald’s.

Developer South Stack has begun clearing trees at 195 Graham Rd for 30 new residential lots and a separate commercial centre, which was approved by Moreton Bay Regional Council on April 12.

It will feature a service station, shops and a McDonald’s restaurant.

It is just 2km from the existing BP Caboolture Northbound franchise and 3km from the two restaurants on Morayfield Rd.

It is also within 3km of Morayfield East State School (1.5km from 195 Graham Rd), Morayfield State High School (2.3km) and Morayfield State School (2.8km).

A council spokesman said there were no concerns relating to health or over saturation of fast food stores within the MBRC Planning Scheme.

“Health impacts associated with fast food outlets are not an assessment benchmark as provided for the under the State Planning Act 2016,” he said.

“The planning scheme does have requirements relating to separation of neighbourhood hubs.

“But nothing about specific uses side-by-side or the same uses next to each other.

“It is common to have competing commercial operators in proximity to each other — such as child care operators, medical centres, hairdressers and retail clothing outlets and the scheme does not have requirements to restrict this.”

The development application went to public notification between November and December 2018. No submissions were made.

Construction is expected to begin within the coming weeks.

Meanwhile only 200 metres diagonally across the Buchanan Rd roundabout, Pratt Property Group is about to begin works on the Weier Road Commercial Centre, which will feature a tavern, shops and medical centre. It was approved in January 2018 by council.

It is next door to the almost complete Plantation Retirement Resort, which is also owned by Pratt.

A spokeswoman said it is expected to be complete within 12 months.
