A growing suburb north of Brisbane is tipped to ‘absolutely explode’ in the next 10 years as developers, schools and agents praise its affordability and proximity to key infrastructure.

The Catholic Archdiocese of Brisbane has flagged 2022 for construction of a brand new prep to year 12 college in the suburb north of Brisbane, after it snapped up $14 million worth of property on Callaghan and Morgan roads.
Brisbane Catholic Education communications manager John Phelan signalled a ‘big spike’ in school age children over the next 10 years as the reasoning for the church’s expansion.
“All of the demographics show there’s already starting to be a fair amount of development there, in terms of school age children,” he said. “We definitely see it as being a big growth area.
“The whole North Lakes, Narangba, Burpengary area in the north, in a semicircle around Brisbane is going to absolutely explode.
“We’re always looking to find land at a reasonable price (but) that land is so popular and it’s very competitive.”
Nearby on Callaghan Rd, the 467 lot Amity estate is currently under construction and the council approved a further 50 dwellings to developer Narangba View on the same stretch on May 28.
Narangba East specifically was identified in the Moreton Bay Regional Council Planning Scheme in 2012 as an emerging community area with a 20-year vision.
Meanwhile on the western end of Narangba lies the 254ha, 2500 lot Lendlease Pine Valley project, which is in its preliminary stages.
Council’s planning spokesman councillor Mick Gillam said the approved developments and any future developments, including the new school, would be tasked with upgrading the immediate infrastructure.
“The Amity estate and the Narangba View estate both have conditions to upgrade their frontage of Callaghan Rd to a sub-arterial standard — reflecting the future urban status of the area and to provide a safe and efficient road network,” he said.
“In addition, conditions require upgrades to the remainder of Callaghan Rd to bring it up to a suitable rural standard road for safety and efficiency.”
It comes amid a 3.5 per cent increase in the volume of sales across Narangba in 2018, placing it in the top six for suburbs in Moreton Bay, according to Real Estate Institute Queensland’s March 2019 Market Monitor.
REIQ Caboolture zone chair James Brown said there was a lot to like about property in Narangba.
“Narangba’s median sale price was $479,500 last quarter, compare that to Murrumba Downs at $522,500, that’s an extra $43k,” he said.
“(Narangba) gives you the aspect of affordability in the late $400,000s and proximity to Brisbane, North Lakes and other services like the Bruce Hwy.
“One of the attractions of the suburb is you can get new or younger generation of houses on larger blocks.
“Narangba is in 12 months ranked (sixth) in number of sales, which indicates it’s moving to a mature suburb area.”
