The monster satellite city known as Caboolture West is taking shape with a major retailer revealing its plans for new shopping centre.
Caboolture West is a $9.5 billion development that will take shape during the next 40 years.
Once complete it is expected to be home to 68,700 new residents, have room for 26,900 homes, 12 schools, a private hospital and retail hubs.
Coles Group Property Developments is the first to lodge an application with Moreton Bay Regional Council to build one of these retail hubs.
The developer purchased the 2.061ha site at 483 Caboolture River Rd, Upper Caboolture, in 2018 for just over $4 million.
An application for the centre, which will include a Coles, gym, food outlets, hardware and offices was lodged late last month.
The centre is proposed to be built in stages with Stage 1, including the supermarket, Liquorland and two specialty stores, to cover 4300 sqm of the site.
Stage 2 is located on the corner of Caboolture River Rd and Craig Rd and will be a 2000 sqm tenancy – but the report states the exact use and design is not yet known.
Stage 3 will be a 250sq m retail space with a tenant yet to be confirmed.
All up there will be 228 parking spaces.
While the site is currently surrounded by rural blocks it will in the future be in the middle of almost 1000 homes.
Multiple developers have lodged applications to subdivide the lots along Caboolture River Rd and Craig Rd and transform them into housing estates.
Portfolio Projects has a pending application to build 38 homes on a 2ha block at 29 Craig Rd.
Gold Coast company Baycrown are seeking approval to transform sites at 34 and 35 Craig Rd and a site at 531 Caboolture River Rd into a 634-lot development.
Villa World have lodged plans to build a 294 home estate further at Hausmann Lane and Caboolture River Rd.
The vast majority of the lots proposed in a concept plan were between 400-450 sqm, with some as small as 300 sqm and a handful above 580 sqm.
Before any work can start on the new suburb major infrastructure works are needed including sewerage and water connections, major road upgrades and transport infrastructure.
Late last month the State Government announced it would provide a $10.5 million loan to Moreton Bay Regional Council and Unitywater to help cover the costs of installing the infrastructure needed to support stage 1 of the development.
Stage 1 is proposed to include 3000 homes, several parks, a district size sportsground, primary school, retail outlets and at least 70 hectares of green space.
The Caboolture West project’s Neighbourhood Development Plan 1 – stage 1, has been selected by the State Government’s Growth Areas Team as the pilot site to accelerate land supply in southeast Queensland.
Council is also on the hunt to give the suburb a new name.
It last week voted in favour of providing $15,000 to consultants Hoyne, which has been contracted by a group of developers co-ordinated by Stockland, to conduct community consultation and find a new name.
