South Brisbane home sells for $2.65m amid a 'golden decade' for Brisbane

A four-bedroom, three-bathroom home at 51 Stephens Road, South Brisbane has sold under the hammer for $2.65m with an opening bid of $2m
Three bidders registered to take part in the auction.
Property agent James Curtain from Place Woolongabba said he was really pleased with the result.
"There was strong interest in the property and we were very satisifed with the outcome," Mr Curtain said.
"Over the course of the campaign, it was very well received by buyers from day one. It's a grand home in a location that is very convenient and obviously the grand proportions of the home resonated with a lot of buyers.
"I have a personal view that were are approaching a golden decade for Brisbane, there are so many people coming to this part of the world, high level of infrastructure activity.
"I think the stock levels next year will be similar to this year, there is still ample opportunity for families to find the right homes but I do see 2024 being very similar to this year."

A four-bedroom, three-bathroom home at 10 Percy Street, Tarragindi has sold under the hammer for $1.68m with an opening bid of $1.5m.
Property agent Mitchell Smith from Place Estate Agents, Annerley said it was a great result for the area.
"This one was a great home. Arguably this was a three-bedroom home with a media room downstairs rather than a four bedroom home," Mr Smith said.

"There was 58 groups that inspected the property over a three week period. We're really seeing that rush from buyers before Christmas.
"I’m very positive, going into 2024, it will be interesting to see what happens with the interest rates next. With all the activity going on around Brisbane at the moment, I doubt the market will be quiet for too long."

The auction was called by Place Estate Agents' auctioneer Tara Kelly with the home being listed by Mario Sultana from Place Newmarket.

ANOTHER dilapidated home in Logan has sold for more than half a million dollars as buyers and investors in South East Queensland develop a keen appetite for renovators.
The run-down three-bedroom, one-bathroom home at 16 Forestglen Crescent, Browns Plains, sold under the hammer for $540,000.and saw a generous 32 bidders register to take part in the auction, with an opening bid of $300,000. 
Outgoing owner Malcolm Mackay said the Australian record-breaking auction at 19 Billabong Drive, Crestmead, which sold for $494,700 in late October this year, inspired him to put the property on the market.

Property agent Cory Boyd from Ray White Marsden, who has become notoriously known for his creative take on campaigns, said that following the success of Crestmead, the campaign went really well.“We’re trying to make the best of a bad situation for our vendors. I was thrilled with what we achieved today, a great result for the owner,” Mr Boyd said. “Seeing over 30 registered bidders is an excellent example of buyer activity. I anticipate that we will see more renovators coming on the market after this sale today.”

A rare north-east facing three bedroom, two-bathroom apartment at 35/2 Goodwin Street, Kangaroo Point has sold under the hammer for $1.665m.
Four bidders registered to take part in the auction.
Property agent Adam Nobel said there was over 50 people in attendance at the auction today.
"That is the sixth sale for us. We’re doing another three open homes tomorrow and even got people who’ve made offers cash unconditional offers prior to seeing it," Mr Nobel said.

"The last quarter is the best quarter in my opinion. Spring to Summer is always phenomenal and when the most sales take place in Brisbane.
"I think the market is really strong at the moment, from I’ve seen nearly every second street I've driven down has for sale and auction signs.
"Looking ahead to 2024, I think with more properties coming onto the market should be better times ahead for buyers.

3 bidders registered to take part in the auction.
Property agent Isa Kural from Ray White Rochedale said they went into the campaign with a short, sharp strategy in mind.
"It was only a short eight day campaign," Mr Kural said.
"The buyer lives in Sunnybank and wants to build his dream home there."
