One buyer 'knocks out' competition in Bardon auction
A three-bedroom, one-bathroom home at 114 Bowman Parade, Bardon has sold under the hammer for $1.735m with an opening bid of $1.7m. 15 bidders registered to take part in the auction but one very keen buyer opened the auction with a very strong bid. Auctioneer Justin Nickerson from Apollo Auctions said coming into an auction strong and knocking out your competition is the best tactic if you want to secure a home. "When you have an auction with 15 registered bidders, you don’t want to build momentum, you want to come in strong."
Property agent Zac Tully SPACE Property Paddington said the vendors were crying with happiness. "The vendors are moving down to Melbourne. The auction was one of the busiest in my 10 year career, the location of the property is what made it so attractive to buyers," Mr Tully said. "Five of the registered they were other neighbours. "The market is drastically better than this time last last year, we’ve noticed it more in the last two months, it has ramped up. More stock is bringing out the buyers that have been sitting in the background."
A three-bedroom, one-bathroom home at 126 Gracemere Street, Grange has sold under the hammer for $1.621m with an opening bid of $1m. Eight bidders were registered to take part in the auction. Property agent Alistair Macmillan from Ray White Wilston said the home was eventually sold to a young couple who were looking for a long term home and they intend on doing a renovation in years to come.
"This was the first time the home has ever come to market. It’s been in the same family since it was built in 1926. The seller was 94 and watched the auction live online," Mr Macmillan said. “There’s been no adverse impact from the rate on Tuesday, open home numbers were stronger today than they were last week. “Buyers right now are confident interest rates have peaked and that there should be some sort of respite next year.” The auction was called by Ray White auctioneer, Phil Parker.
A five-bedroom, four-bathroom home at 31 Armagh Street, Clayfield has sold under the hammer for $7.8m with an opening bid of $5.75m. Four bidders registered to take part in the auction. Director of Place Estate Agents Ascot, Drew Davies said he expected every piece of attention the property got. "The owners put a lot of love into the property, it was designed under the brief of mid-century resort and it delivered on that brief," Mr Davies said.
"We had a lot of very genuine interest from passive buyers that are looking for a north south facing tennis court and the spectacular design on top make it incredible. "I am seeing a huge amount of interest in ultra high end homes. It’s strongest I’ve ever seen the prestige market in ten years. We’re no longer trying to marry up the perfect buyer with the perfect property. “At an auction, my advice to buyers would be starting with a strong bid."
A five-bedroom, two-bathroom home at 11 Bickle Place, Mount Gravatt East has sold under the hammer for $1.651m. 10 bidders registered to take part in the auction. Property agent Will Torres from Torres Property Coorparoo said the campaign was fantastic and had five written offers prior to auction. "The new owners are Brisbane locals," Mr Torres said.
"I think why there is such strength is still down to the lack of stock. "Right now, I would recommend to vendors wanting to sell to be on the market in the next two weeks and get in before the Christmas rush. I do think now is a good time to sell for vendors and that leads back to the lack of stock on the market." The auction was called by David Holmes from David Holmes Auctions.
A two-bedroom, two-bathroom unit at 5/46 Arthur Street, Fortitude Valley has sold under the hammer for $715,000. Six bidders registered to take part in the auction. Property agent Emmanuel Calder from Mane Property, Clayfield said the campaign had been an absolute thumper. "We had 57 groups through the property and almost 4000 views on REA in four weeks," Mr Calder said.
"We saw a lot of first home buyers come through the property pre-approved ready to go. They want their decisions made on this side of the year. “The market is coming along real nicely. A lot of first home buyers out at the moment wanting to get out of paying exorbitant rental prices." The auction was called by David Holmes from David Holmes Auctions.
A three-bedroom, one-bathroom home at 17 Bruna Street, Runcorn has sold under the hammer for $842,000. 16 bidders registered to take part in the auction. Property agent Mark Allen from Hello Realty, Upper Mount Gravatt said the campaign went really well with 67 groups coming through the property. "It was a unique property, it needed quite a bit of work. It opened the door for people that were looking to buy and renovate," Mr Allen said.
"The vendor was an elderly lady who is heading into a retirement home and had been there for 20 years. The family were all there wanting everything to go smoothly. There were tears and hugs from the family, they were elated.
"The market is crazy at the moment, buyers just keep coming. You can do a midweek inspection in the middle of the day and you can have 5 or 6 groups through that never would have happened some years back."
A four-bedroom, two-bathroom home at 29 Canberra Drive, Ashgrove has sold under the hammer for $2.42m. Six bidders registered to take part in the auction. Property agent Tamara Lee from Ray White Ashgrove said the buyers were a local couple with three kids who lived in the area but had grown out of their home so were upsizing.
“The seller bought the home in 1997 so she’s staying local and moving to a smaller house in Ashgrove," Ms Lee said. “We had a lot of interest from avid gardeners because the gardens were beautiful, and a lot of local families.”
