A family in Gordon Park has bought a home they've long-admired in a neighbouring street, making a record sale for the suburb.

The sellers of 40 Aberdeen Tce had lived in the six-bedroom, three-bathroom home for two decades. Now ready to downsize, they put the recently renovated property up for auction on Saturday, August 27.

Sitting on a corner with Huntly St, the high elevation of the entrance hides the three levels of luxury behind its gates, including a pool, basketball court and a private garden patio.

7 registered bidders attended the auction, in a suburb with a median property price of $2.3 million.

With Gordon Park's previous record price at $2.8 million, the opening bid of $3 million already beat the record by hundreds of thousands of dollars.

Four active bidders competed to help that number go up, with $100K bids increasing the price to $3.6 million.

Bidding began to slow after $3.65 million, with a pause at $3.75 million to consult with the highest bidders.

After negotiation, the property was put on the market at $3.95 million, and was then sold to the winning bidders.

Ray White Wilston agent described the auction as incredibly successful, with the new record over $1 million over Gordon Park's previous best.

"To have seven registered bidders at a price point close to 4 million is very positive, shows how strong the market is," he said. "It shows you how much demand there is for good quality homes."

The winning buyers were a local family who had been walking past the home for ten years, and imagined what it would be like to live in it. Mr Parker said the sellers were thrilled to give the home to the happy family.

"[The winners have] always walked past it and loved it, and always thought if it came up for sale they’d buy it,” he said. "It's their dream home."

The most-viewed property going to auction this week ended its afternoon auction with a $20 thousand winning bid, firing past the other competing bidders.

The three-bedroom, two-bathroom home at 92 Alfriston Dr, Buderim, was a builder-owned house in the Sunshine Coast with a New Zealand architectural style, when the architect placed it for sale.

Features of this style include things such as a triangular, cathedral-like design, natural light and raked ceilings. Century 21 Sunshine Coast agent Grant Smith said new builds, especially ones like this, are not common in this community.

"[The owner] builds a very special product," he said. "And a lot of that’s the iconic look of New Zealand architecture that’s been adapted to suit Queensland living."

Over one hundred groups went through the home during the campaign, and six registered bidders turned out on the day of the auction.

With a starting bid of a million, a hundred people attended the back-and-forth, with 27 bids raising the price by several hundred thousand dollars.

In a final move to win the property, a young family bid $20 thousand over the previous bid – enough to get them the winning offer at $1.45 million.

Mr Smith said the builder, Tyson Dalziell of TyStyle Construction, is eager to move on to his next project following the sale.

A two-storey house in Mount Gravatt East saw over a dozen bids competing for it, with each bidder trying to cut the others off before the $2 million mark.

More than forty people showed up to see the auction at 34 Amega St, leaving their shoes at the door as they filed in and out of the home.

Seven registered bidders were present for the proceedings, all gathered around the open living area, which led to the backyard and nearby pool.

Each bidder was fighting for the five-bedroom, three-bathroom home: featuring a 7 year-old modern design, oversized bedrooms and an atmospheric entertainment theatre.

Harcourts Prestige Coorparoo agent Patrick Ivey described the building as "luxury family living without compromise", close to public transport that can take you wherever you need to go.

Bidding began at $1.975 million, with four active bidders competing for the home.

Bidding increased steadily between each of the competitors, but began to slow down the closer they got to $2 million. With the house on the market, any bid would be final, and soon offers were increasing by increments of just $2,000.

The room fell silent as the auctioneer allowed the remaining bidders to consider their options, hoping to reach the $2 million mark. Instead, the final offer sat just shy, the winning bidders walking away with the property at $1.999 million.

The winning couple were "relaxed" to have won the auction, with all parties hesitant to bring the price of the home up too high.

The two were happy to have snagged the property, having bought it for its convenient location close to wherever they wanted to go.

In Mount Gravatt East, the median property price for homes is $1.602 million.

Place Estate held their big 'One Winter Day' auction event on Friday night, seeing home after home sell for millions of dollars in one space.

While some auctions took place off-site, many gathered in one room to see sales under the hammer in places such as Nundah, Mount Crosby and Morningside.

One of the biggest sales was a five-bedroom home in Paddington, which attracted a heated competition between two registered bidders for the lush, multilevel property.

17 Upper Cairns Tce was built in the 1920's: appearing unassuming from the front, but revealing three levels of the home when you enter, all overlooking a hill of green and a view of the city.

With a starting bid of $2.5 million, Place New Farm agent Ann-Karyn Fraser described the auction as a "competitive bidding" process.

After a back-and-forth between the two, the winning offer had increased the price by $200,000, with the house being sold for $2.7 million.

“It was a fantastic result [for] a beautiful property,” Ms Fraser said.

Other sales on the night included 149 Morehead Ave, Norman Park ($1.4 million), 150 Fort Rd, Oxley ($1.335 million), 69 Fleetway St, Morningside ($1.3 million) and 119 Ryans Rd, Nundah ($1.05 million).

A two-storey house with a granny flat on the lower level has sold for less than the median property price for the suburb.

The four-bedroom, two-bathroom house at 42 City View Rd, Camp Hill, had a crowd of around thirty people watching the auction proceedings, both locals and interested bidders.

Place Bulimba agents Micaela Crone and Paula Pearce were selling the Queenslander character home, which sits on a corner of the suburban street.

"Boasting exquisite traditional details, marvellous entertainment options and a separate self-contained living option, this sensational property will also captivate with its sustainability and functionality," they said.

Three registered bidders attended, with two actively competing over the property.

But not all auctions are won through a heated back-and-forth; this one went quiet, with a twenty-minute interlude that had the bidders discussing what would be their final offer.

With an opening bid of $1.35 million, the winning offer came in at $1.485 million.

The winner's family was present for the moment, with their son having been calling over the phone to snag the property.

Private Queensland estate one of the most-viewed properties in the nation

Two hours out of Brisbane, a lush Toowoomba home is one of this week’s most admired residential listings in the country.

PropTrack’s latest Property Preview Report shows the home in Middle Ridge, ‘Oak Hill House’, is the second most-viewed residential listing this week across all of Australia.

Sporting seven bedrooms and four bathrooms, 3 McAdam Ct is was built in the late 80s by a family who have lived there since: finally deciding to move, ten years after extensive renovations.

Ecology Property Toowoomba agent Matthew De Maid said the owners are local business owners with a fondness for travel – and they’ve tried to bring that back home with them.

“They appreciate, generally speaking, American design,” he said. “They’ve tried to bring a lot of that back, with respect to the home’s original Georgian style.”

Several fixtures and furnishings have been taken from their travels and inserted into the home, from chandeliers to wall sconces – “even a lot of the wall fabrics and textiles”.

Featuring a sprawling yard, tennis court, swimming pool and spa, the house is being given to a new resident after more than thirty years with its original owners.

The home has had more than 40 direct inquiries in 10 days, and is accepting expressions of Interest until August 13.

Meanwhile, the most-viewed Queensland property up for auction this weekend is a three-bedroom, two-bathroom home at 92 Alfriston Dr, Buderim: going to auction at 4pm Saturday.

While a smaller increase than previous weeks, Queensland continues to see a rise in auctions compared to this time last year.

The state’s 334 scheduled auctions represent a ten per cent year-on-year rise since 2023. Brisbane’s numbers are leading this increase at 203 auctions, a 26 per cent rise from last year.

Regional Queensland has 131 scheduled auctions, which represents a 9 per cent decrease from 2023’s records.

With six auctions, PropTrack has found Norman Park to be the suburb in Queensland with the highest number of auctions scheduled this week.
