More than 100 homes head under the hammer across Greater Brisbane today on the eve of what is expected to be the first official interest rate rise since 2010.

There was confidence and caution at auctions across Brisbane today. A Brisbane riverfront home sold for $2.275m despite part of the property being inundated in the recent floods. In the Moreton Bay Region, a custom-built home on almost 4000sq m failed to receive a single bid today and was passed in. In front of a big crowd of 40 people, a local first-home buyer family secured the keys to this character home on 549sqm.
“Our stock levels are not bad, in fact we have just completed our best month ever in April. We are dealing with quality over quantity,” Ray White Annerley's Geoff Sellars said.
“We are getting three to five committed bidders, not extra randoms like in the last two years and we haven’t seen too much softening in prices.
“That market still has energy and I don’t think we’re going to see any distress sales (because of the ) rates rise but of course people need to stay realistic on price expectations.”
Five registered bidders took the home to auction with four actively bidding. The property was announced on the market at $1.1m and sold for $117,000 more.
"Six months ago we would have had 15 registered bidders but everyone who came really wanted the house. It is a quality over quantity scenario at auction now," Fellow agent Brayden Sheehan said.

It's the recent floods, not the looming interest rate rise that is still shaking confidence in the southern Brisbane suburb of Fairfield, according to Ray White Annerley agent Brayden Sheehan.
The added complication with this home has been its need to be renovated. With the current shortage of construction supplies and labour, it could be 18 months before the home is complete.
"This was a tough one," he said of this morning's auction.
"Every email inquiry asked about the floods and whether the property got affected."
Four registered bidders attended, all of whom had experience in the building or real estate industry.

Thirty people attended the auction, including a local couple keen to see what price acreage property is fetching in the current market, but only one person was a registered bidder for this cute custom-built home with an adjoining self-contained cottage.
This was to be the sellers’ forever home and they built it themselves six years ago. But their granddaughter lives in Toowoomba so they are keen to move closer to her.
Auctioneer Dean Tucker could extract no bids from the crowd so put in a vendor bid of $800,000 and after a brief pause to update the owners, he passed the property in for that price.
Several conditional offers are now on the table for the home, which could be your greatest weapon in the battle to reign in spiraling grocery costs. The sellers have turned the property into a fruit and vegetable grove that produces so much fresh produce that there will often be a cart on the footpath with surplus watermelon and passionfruit to give away.

"It went forever," auctioneer Justin Nickerson said.

A Brisbane investor has snapped up this solid home for more than $100,000 below Mount Warren Park's median house price.
Four registered bidders attended the auction, in the City of Logan's outer eastern suburbs, with two buyers actively bidding, an investor and a bidder who was looking for their next home.
"The owner-occupier seemed nervous and reluctant to go higher so this was a great buy for the investor," Ray White Beenleigh selling agent Glenn Hamilton said.
"The seller had lived in the home before it became an investment and did have intentions to renovate but then their circumstances changed."
Mr Hamilton said talk of an interest rate rise next week may have dampened the number of buyers who came to the auction.
