Brisbane's property market continues to lead the nation with a $6.95m Clayfield sale that was the top auction result across the country. Sales conditions differ from house to house but there was evidence today that sellers are more prepared to meet the market, revising their reserve prices in order to sell under auction terms. And don't miss Brownlow Medallist Lachie Neale's Coorparoo auction which was the first entry in today's blog.

Rare Wishart Queenslander meets the market

Auction result: Sold for $1.07m.
A doctor from China who now lives in the Wishart area, has bought this rare property which selling agent Kosma Comino reckons is one of the only Queenslanders in the 4122 postcode.
"There are lots of lowset brick homes in this part of the world so to find a Queenslander here is very different," Mr Comino said.
There were 25 groups of buyers who inspected the home ahead of the auction and the sale price of $1.07m was around the sale price the sellers were expecting.
"They were hoping for around that figure, we knew it would be over $1m," Mr Comino said.
"I think sellers are starting to meet the market a bit more."

The sellers of this property are moving to Queenstown to pursue a career in wine and are leaving behind this character home with DA approval for an extensive renovation. Construction cost blow-outs and delays did not deter buyers from the auction and auctioneer Haesley Cush sold the property under the hammer for $1.6m.

It wasn't exactly the price that the sellers were hoping for and there were three conditional buyers in the wings hoping the property would pass in, but after 43 years living at 1 Emma St, Kalinga, the time was right for a seachange. The property sold under the hammer to a young local family. It had been renovated in 2006, repainted four years ago and styled ahead of the auction.

$6.95m Clayfield sale is Australia's top auction result of the day

This is another huge result for Clayfield, which has seen property prices rise by 2.6 per cent in the past three months or 22.4 per cent for the year. It follows on from the $8.4m sale of 43 Union St, Clayfield in January and makes 2 Florence St the richest home to sell at auction in Queensland this month.
Five of the eight registered bidders were active during the auction.
The sellers have lived here for 25 years and are downsizing to an apartment in New Farm. The buyers are a local family who already own in Clayfield but were drawn to the tennis court and extra space for their children.
“At the moment for a lot of people, the only reason that they are even questioning whether they should buy is because of the interest rate rises," Ray White New Farm principal Haesley Cush said. "It’s not because of security or affordability or the forward outlook. People can take confidence in a really strong day of sales including nearly $7m with five active bidders. The Brisbane market is still great value and it still has a lot more to give and that is for all the reasons people know: good interstate migration, plenty of jobs and an Olympics coming in 10 years time.”

Auction result: Sold for $2.135m. A young Paddington couple with two small children are the new owners of 61 Lizzie St, Bardon after six registered bidders took the renovated home to auction. The couple, who had recently sold their own home off-market, held off bidding until the offer reached $2m and they were in front when the auction paused to negotiate at $2.04m. After lengthy private discussions 'and a bit of give from the sellers' who are contemplating a move to the Sunshine Coast, the property sold under the hammer for $2.135m.
"The sellers have no real plans, but this is how the market has changed a little," Ms O'Dea said. "Sellers are selling and then deciding what their options are, whereas last year you had to secure a property before you sold."


Traffic delay adds $105,000 to sale price

Auction result: Sold for $1.605m.
Bidding started at $900,000 for this solid brick home that had been built by the seller's family 46 years ago.
Auctioneer Justin Nickerson worked with three main bidders until a pause to negotiate at $1.5m. It was around this time that agent Damian Cochrane received an urgent text.
"One of the bidders texted me and said she was stuck in traffic."
Mr Nickerson said afterward that the bidder was further delayed by not being able to find a park.
"As we paused to negotiate, she rocked up and registered," Mr Cochrane said.
"As soon as we called the house on the market she started bidding."
The bidding went up another $105,000 after that, with the new bidder from Carseldine competing against another local buyer who had been a consistent bidder from the start.
"She didn't end up the buyer but having her there put another $105,000 on the house," Mr Cochrane said.
"I think this is a property that is hard to come by and highly desirable particularly being on 728sq m. It had full city views and a lot of families wanted to build their dream home here. "

Brownlow Medallist sells Coorparoo home for $2.6m

Premiership hopes are on the line for the Brisbane Lions next week but Brownlow Medallist Lachie Neale had an off-field win today when his Coorparoo home sold for $2.6m.
The five-bedroom house at 7 Brae St, Coorparoo smashed its own street record by almost $1m after four years.

While the AFL midfielder was nowhere to be seen, he was in fact in the middle of the action, on the phone with Belle Property selling agent Tony O’Doherty who held a commanding position facing the stone fireplace in the centre of the American farmhouse-style family house.
“Lachie was at work or at training, he was on the phone, his wife Jules was on the phone, they were in the thick of it,” Mr O’Doherty said. “It’s the best way to have them really, they are right in the action.”
A Sydney bidder from Mosman, was also on the phone, leaving the 40-strong crowd to watch a short but sharp match waged largely between agents juggling mobiles.
But it was a strong opening play from the floor that started the auction at $2.1m.
“Good strong start, we have a start, could we roll in say $100,000s?” auctioneer David Treloar asked.

The Mosman bidder – who was on the phone with an agent – obliged, taking the offer to $2.2m, while at the top of the stairs her father filmed the auction on his phone.
“It’s a lot cheaper here but we all think it doesn’t matter where you go, the market is way over the top,” he said.
“I bought a house in Mosman, my first house in Australia in 1978. I bought it for $54,000 and I paid too much for it. It’s worth about $5m today. It’s ridiculous.”
Another bid from the floor of $2.3m saw the Mosman bidder raise the offer to $2.4m before the auction paused to negotiate.

“Ironically both the buyer and sellers logistically couldn’t be here with us in person today so there’s a bit of back and forward and we want to make sure both parties are comfortable with the position,” the auctioneer said after a short break.
“Tony, we do have an increased offer from the buyer? $2.6m and we are on the market, we do sell.”
No further offers were received and the house sold to the Sydney buyer.
“They are not moving up yet, they are just buying, they collect houses. This house has got good value in it but it’s still over the top.”
