A Stretton house that was once donated to raise funds for children with cystic fibrosis, and the former home of Queensland department store pioneer TC Beirne will also be among the 77 homes (out of 94 scheduled) that head under the hammer.
New property data out today shows home values rose in nearly 70 per cent of Brisbane suburbs in the June quarter, more than any other state.

The auction day was slow to warm up but there were some huge sales when it did, and encouraging signs that first-home buyers are finding affordability in the townhouse market. Our top sale of the day was $5.025m in Ascot with a post-auction sale just hours after the home passed in and the most popular auction was for a townhouse in Carindale that saw 18 registered bidders. Stretton charity home still in negotiation

There’s a lot of heart behind this Stretton home that was built in 1999 and donated as part of a mission to raise funds to help set up a respite centre for children with cystic fibrosis. The Mirvac-built Georgian home has been sold several times since and the current owners have completely renovated in the six years they have lived here. At least 17 groups of local buyers inspected the home ahead of today's auction and two bidders signed up to buy the property under auction terms.
The property passed in with a vendor bid of $1.28 and is now on the market for $1.288m.

News just in that the luxury listing at 112 Crescent Rd, Hamilton, that passed in at lunchtime today, has sold in a post-auction sale this afternoon for $5.025m making this the richest auction result of the day.

Another quick auction result has come through in Brisbane's south with this three-bedroom house at 34 Exmoor St, Mount Gravatt selling with one bid for $750,000.

Home values are continuing to rise in this outer Brisbane suburb, with PropTrack data out today showing growth of 5.05 per cent in three months and 31.54 per cent in a year. The suburb represents affordability for buyers with a sub-$1m budget. Today, seven registered bidders took this three-bedroom house on 697sq m to auction, and the property sold for $910,000 which was above its reserve price.

Department store pioneer's house sells for $3.65m

No vendor bids were needed at the auction of this luxury four-bedroom Ascot home that was built in the 1930s for Queensland department store pioneer TC Beirne and his family.
"We had five bidders on it, four of them got involved in the auction and it was a good mix of buyers, both local and from down south," Ray White New Farm principal Matt Lancashire said.
Bidding started at $2.5m and went up largely in $100,000 increments before pausing to negotiate at $3.4m. A revised bid of $3.65m was enough to put the house on the market and it sold unchallenged for that price.
"It ended up selling to a local Brisbane buyer," Mr Lancashire said.
The home had been extensively renovated and extended.


Clayfield townhouse update

Two Clayfield townhouses were on today's auction schedule with one selling and the other passing in.

This four-bedroom townhouse, at 2/46 Drane St, Clayfield, sold prior to today's auction for an undisclosed price. The sellers bought the property off the plan in the 1970s and lived in it before turning it into an investment in later years. They are selling the home to raise funds to retire to the Sunshine Coast.
"Townhouses are performing very well in the fact that many buyers are being priced out of homes and instead of going to units, they are looking at townhouses," Harcourts Clayfield selling agent Campbell Reed says. "There's not many of these in Clayfield and only a few get sold each year."

Townhouse sells for $120,000 over reserve

At least five townhouses are heading to auction today and encouraging results are just in from Carindale, where 18 registered bidders came to the auction of this five-year-old home at 20/819 Creek Rd. Five of those bidders 'went hammer and tongue and blew everyone else out of the water' and the property sold for a complex record of $870,000 which is $120,000 more than the sellers were expecting.
"Houses are now priced out of the market, especially for first-home buyers and young couples, and some of the townhouses like the one we have sold today are almost the same size as a small house," Ray White Rochedale South agent Ken Chin said.
The sellers were high school friends who decided to buy an investment property together. One now works in Papua New Guinea, the other in Sydney. They bought this home off the plan for $571,900 in 2017.
