New proposals for housing are rolling in from across the Sunshine Coast as one developer plans to build 33 units on a block of land in Nambour, which they bought for more than $2m.

As Queensland’s housing shortage remains significant, many developers have proposed to bring more options to the Sunshine Coast.

8 Court Rd, Nambour

Murray and Associates lodged a development application with Sunshine Coast Council on behalf of Salm Developments Pty Ltd for a 33-unit project in Nambour.

The application stated the proposal would “greatly assist with the current housing supply shortage” by providing much-needed stock to the market.

Documents revealed the 7571sq m site is taken up by various hardware and trade supplies and previously housed Mitre 10.

Mitre 10 has since moved to Nambour Connection Rd, in Nambour.

Real estate records reveal the property was sold to Salm Developments for $2.245m in November 2021.

The two-storey set of six blocks would contain 14 three-bedroom and 12 two-bedroom units of three different designs.

A shared communal area would be reserved for the centre of the development, documents stated.

75 and 77 Anzac Ave, Maroochydore

Adams and Sparkes Town Planning has lodged an application on behalf of Firefly Investments Pty Ltd for a block of units at Anzac Ave, Maroochydore.

The block would feature six three-bedroom units across two storeys with parking provided in garages.

Documents stated the design would provide privacy to residents from within the property, street views and neighbouring properties.

“This is done by privacy screens on the internal facing windows and timber/aluminium cladding and louvres to the exterior facing windows,” the application stated.

“The proposed development comprises a contemporary architectural design that seeks to use a range of high-quality building materials to aid variation and visual interest.”

8 Norman Ave, Maroochydore

Murray and Associates have prepared an application on behalf of Lasmit Holdings Pty Ltd for a set of eight units in Maroochydore.

The development describes a single four-storey building comprising of four three-bedroom and four two-bedroom apartments.

A single-storey home currently sits on the 615sq m property.

The proposal considered sufficient area for parking, private storage, lobby, lift and services zone, the application stated.

The units would be in close proximity to existing infrastructure and public transport access including the Sunshine Plaza.

“The proposed development will provide a convenient and central multi-unit offering for the Maroochydore centre area, providing convenient access to a wide variety of services and amenities,” the application stated.

14 and 16 Greber Rd, Beerwah

Adams and Sparkes Town Planning prepared documents for Edge on Greber Pty Ltd to propose a set of 15 units on Greber Rd.

The development is located within the vicinity of several other multiple dwelling projects from recent years in Beerwah, documents stated.

The units would spread across eight separate buildings with each unit comprised of three bedrooms, two separate living spaces and private open space.

20 Yinni St, Maroochydore

The development application lodged with Sunshine Coast Council shows seven two-storey, three-bedroom units could be built within walking distance of the Maroochy River.

The application was lodged by Project Urban on behalf of Cox Property Group, which former Super Rugby ACT Brumbies Player Tom Cox founded three years ago.

Concept floor plans show each dwelling would comprise a two-storey unit with three bedrooms, two bathrooms, a terrace and a garage space but several vary in design and space.

A Cox Property Group spokesman said its team worked closely with the architects to design a “classic and timeless” structure.

The area is a “great location” with business hubs such as the Sunshine Plaza nearby, as well as coastal pathway by the Maroochy River and easy access to the Bruce Hwy, the spokesman said.

“It’s (the location) what people are looking for, it’s where they want to live and essentially at the moment, you can’t really buy,” he said.

250 Alexander Parade, Alexandra Headland

Plans for a four-storey apartment complex were lodged following the recent sale of 250 Alexandra Pde – known as Bunya Bunya – to Sunshine Coast-based developers.

The property, on a 911sq m block, is one of the last remaining properties on the Alexandra Headland beachfront that is not a block of units.

Tenant Allan Clarke, affectionately known as Clarkie, has lived in the home for 32 years and spends plenty of time enjoying the view from the front porch.

He said while he knew the shack would eventually be developed, he was concerned about having to find a new rental.

The three-bedroom home was owned by the same family since the late 1960s until it went under contract in a private deal in early July.

NeuBau Group director Tim Reed confirmed NeuBau Group Pty Ltd were the buyers of the property, but were yet to reach settlement.

“We want to produce a truly beautiful product for a truly beautiful location and we believe our development proposal will do this,” he said.

The application states the complex will be built with quality materials and finishes for a “premium built form” that will be “consistent with the beachside character” of Alexandra Headland.
