Latest development applications with Livingstone council, Yeppoon

New storage sheds to park the big boat and more stages of a housing estate are among the latest development applications as the coast continues to boom in population. See our list.

New storage sheds to park the big boat, more stages of a housing estate, a psychologist’s office and a three-bedroom duplex are among the last development applications lodged with Livingstone Shire Council.

All applications are in the process of being assessed by council officers.

STORAGE SHEDS YEPPOON

There have been a handful of storage shed developments proposed in Yeppoon in the past few years as the coastal town continues to grow in population.

Peter and Heather Watkins purchased the site at 82 Cordingley Street Yeppoon in February 2022 for $675,000 and have lodged plans for 14 storage shed units.

The sheds are to be built on what is currently a gravel area and would be a L-shape to wrap around the neighbouring Beyond Print Yeppoon building.

The proposal includes 10 car park spaces with one allocated for a disability space.

Driveway upgrades, landscaping, block wall and footpath are also included.

The storage sheds would be 6.17 m in height and cover 46 per cent of the 2339 sqm site.

According to the planning report, the self-storage units have been designed to accommodate vehicles such as boats and caravans.

Swift Storage had plans in early last year for 176 units on Pineapple Drive at Hidden Valley and Storage Choice looked to build a two-building facility on the corner of Tabone Road and Fred Lawn Drive, Yeppoon.

THE PINES ESTATE HIDDEN VALLEY STAGES 11 AND 13

Growing housing estate on the outskirts of Yeppoon, The Pines, is adding more stages.

Plans for earthworks for stages 11 and 13 were lodged with council for 4010 Jordy Drive, Hidden Valley, which would include 101 lots.

The estate opened officially in September 2015 and has grown in stages since, with more and more houses added.

Plans were also lodged in January for other stages, with a combined 250 lots.

HEALTH CARE SERVICES, QUEEN STREET YEPPOON

A new psychology practice has been proposed for a block of vacant land opposite Keppel Bay Plaza.

The 1012 sqm site at 84 Queen Street, Yeppoon, is owned by Princess Property Holdings Pty Ltd and Kevin Doolan Holdings.

According to the planning report, the development will contain two tenancies and a private on-site carpark at the rear.

The second tenancy at 288 sqm will be purpose built for a psychology practice with reception and waiting area, 10 consultation rooms and amenities, including wheelchair accessible.

The first tenancy at 68 sqm is for an office type future business and has its own separate unisex.

The development would cover approximately 35 per cent of the site and the building is proposed to be 6.5 metres high.

Vehicle access will be provided from the existing crossover at the northeastern end of the site.

There are 12 standard spaces, one motorbike space and one universal space proposed in the plans.

WATERLILY PLACE, YEPPOON

The corner block in Paradise Grove at 2 Waterlily Place, Yeppoon, sold for $240,000 in May and the new owners are looking to build a two homes, which they would subdivide to be on one block each.

The 729 sqm block is in an existing residential area and has already been cleared and is ready for building.

The lowset homes will have a single car garage, three bedrooms, two bathrooms including an ensuite to the master bedroom, and open plan living with a covered patio.

The buildings will be 4.9 m above ground level and have been designed to look like two separate homes so it can be subdivided later.

All applications are in the process of being assessed by council officers.
