Agnes Water homes sell at 5/12 Ocean Beach Dr and 304 Lady Elliot Dr

An architecturally designed beachfront home in a gated community and another on small acreage are just two impressive properties topping more than $1m in sales for Central Queensland. FULL LIST

An architecturally designed beach front home in a gated community and a small acreage just minutes from the beach are two properties recently sold for more than $1 million in Agnes Water.

The two-storey home at 5/12 Ocean Beach Dr, Agnes Water, sold for $1.75 million in June through Ray White Rural Agnes Water.

Principal Damien Gomersall said there was strong interest in the property before it sold to buyers from South East Queensland.

The beachside home is located in the gated community of Sandcastles Resort and is just a stone’s throw away to Agnes Water Beach and in walking distance to the centre of town.

SMALL ACREAGE SELLS FOR $1.105 MILLION

Mr Gomersall also sold 304 Lady Elliot Dr, Agnes Water, for $1.105 million in June.

He said the property sold really quickly to Sydney buyers looking to move up into the area.

“It was on the market for less than two weeks before it went to contract,” he said.

The rendered home has four bedrooms, two bathrooms, kitchen with black granite benchtops, pool, garage, shed and four water tanks.

Situated on a 3.7 acre block, the home is surrounded by lush tropical gardens with two dams stocked with fish and red-claw and one that has a bridge connecting to a little island, as well as an orchid house, variety of fruit trees and natural rainforest gardens out the back.

“These are classed as lifestyle properties and they are probably one of our biggest sellers if we can find them,” Mr Gomersall said.

AGNES WATER PROPERTY MARKET STRONG

Mr Gomersall said the property market in Agnes Water was strong.

“We’ve owned the business here for two years and three months now and in that whole time there has probably only been a three-month pull back,” he said.

“Any kind of slowing downs are only very brief.

“There is a lack of supply and lots of people wanting to move up.”

He said interest had also been strong, with people from the Noosa area on the Sunshine Coast being a large portion of buyers in Agnes Water.

He said most buyers were from South East Queensland and that the other 25 per cent of buyers were from southern states.

“Probably one to two per cent of our buyers are coming from north of where we are,” he said.

Recently 35 Jeffrey Ct, Agnes Water, sold for $6 million to a Queensland buyer.

The sale of the three-bedroom property with private access to the beach was the highest sale in two years and second highest residential sale for the area.
