Investors can’t get enough of assets like pubs, petrol stations, convenience stores, farms, childcare centres, holiday parks, build-to-rent homes, self-storage, data centres and cold-storage facilities.
Some niche property companies look more like tech stocks as valuations soar and investors pay bigger premiums for real estate in high-growth sectors.
Lifestyle Communities, a developer of land-lease communities for retirees, has returned 89 per cent over one year. Arena REIT, a childcare property owner, is up 70 per cent. Ingenia Communities Group, a holiday-park owner, is up 26 per cent, after a few years of gains.
