On the best street in Melbourne’s home of Formula One, Albert Park, two grand mansions have quietly sold, signalling rare movement in the tightly held St Vincent’s Place square.

First, to St Vincent Place South, where Greencape Capital co-founder Matt Ryland has paid more than $15 million for a Victorian mansion in an off-market deal inked on May 2.
