ASX-listed mall operator Scentre Group is poised to raise about $750 million targeting bond funds and wealthy individuals with attractive returns from a potential hybrid investment deal, a tactic other property trusts may replicate to fortify their balance sheets.

While any company can issue a hybrid, for real estate investment trusts they present a more compelling alternative to trading assets at a low point in the property cycle.
