New $40m North Haven hotel plans move full steam ahead after receiving SCAP approval

A proposal for a $40 million hotel overlooking a marina in Adelaide’s west – including 128 rooms, a waterfront restaurant and bar – has gone before the state’s peak planning body.

A new $40 million hotel overlooking the North Haven marina has been given the green light by the State Commission Assessment Panel.

The proposed 128-room waterfront hotel will serve the $90 billion naval defence industry at Techport, as well as provide a meetings and events venue for businesses and residents of the LeFevre Peninsula.

The northernmost slice of the broader North Haven Marina precinct was purchased last year by a consortium of private investors and renamed 35 South Marina.

General manager Scott Newman said the proposed hotel would be the centrepiece of 35 South Marina.

The hotel – designed by architects Hames Sharley and Studio Tekton – will be the first purpose-built, international standard hotel in the area.

“It is already very difficult for visiting defence industry personnel to secure short-term accommodation near TechPort and demand will only grow,” Mr Newman said.

“Furthermore, with access to Techport being highly restricted for security reasons, a large proportion of business meetings will need to be held off-site.”

The hotel will include 103 standard and 25 premium rooms.

A separate single level building will incorporate check-in facilities, 200 square metres of conference and event space, a waterfront restaurant, bar and co-working area, a guest library, lounge, and a gym.

Ben Morgan, Natalie Feil and their son Edison, 10, have been staying aboard their 19.5 metre yacht based at the marina for the past two years.

“Having the hotel nearby will provide us with added amenity and should prove an additional attraction for locals, cruising yachts and even local businesses,” Mr Morgan said.

Port Adelaide Enfield Mayor Claire Boan said the hotel would be a great asset to the local area.

“I am excited that a prestigious hotel is being built on the Peninsula, as it will be a boon to the defence industry, and presents an exciting opportunity for tourists to Port Adelaide and the coast,” she said.

“As we make our recovery post COVID, luxury hotel accommodation such as this development will enable us to attract more international and interstate visitors to the area, which is a positive for our local economy.

“With proposed tourism backed events such as the proposed Ocean Globe Race in 2023, the golf course and sailing clubs nearby, and the airport only 20 minutes away, this development means we can attract more international tourists post COVID.”

Construction commencement depends on approval from the Minister of Infrastructure and Planning.

The project is expected to generate up to 200 jobs during construction and up to 60 full-time equivalent jobs on completion.
