35 South Marina lodges plans for 128-room North Haven hotel

Plans for a $40 million waterfront hotel – where you could arrive by boat – at the North Haven marina have been lodged with the State Government.

Plans for a $40 million waterfront hotel at North Haven have been lodged with the state’s peak development assessment body.

Owners of the former Crown Marina – now called 35 South Marina – made their application to the State Commission Assessment Panel after announcing their intention to build a hotel last December.

The four-storey, 128 room accommodation would overlook the marina and include a pontoon and walkway that would allow people to arrive to the hotel by boat.

The waterfront area would include a restaurant and conference rooms.

A “flexible leisure deck” could also be used for wedding ceremonies, kayak hire and a pop-up cafe.

The hotel is expected to be buoyed by the nearby naval shipbuilding project.

Its opening date was anticipated to be in early 2013 – but it was not yet known whether coronavirus would cause any delays.

A report prepared by planning firm Jensen Plus said the former industrial land was now no longer appropriate for its previous use because of residential development in the area.

“The development will adapt and revitalise a longstanding vacant industrial site, which since its closure (and to a degree during its use) has been a leading contributor to low amenity visually, environmentally and otherwise,” the report read.

The former Crown Marina was acquired last year by 35 South Marina from mortgagee Angas Securities, which had controlled the site after the collapse of ex-bankrupt Sam Sgherza’s Crown Marina development company in 2012.

They have also applied to complete the halted marina, which could eventually house up to 104 berths.

The North Haven plans came after it was last week revealed a new 180-room Rydges hotel was planned for Port Adelaide.

35 South Marina has been contacted for comment.
