A farm at Deniliquin in NSW has been listed for sale with an asking price of more than $8.5 million. We reveal the farm, its owners and rich history.
A LANDMARK farming property in the heart of the NSW Riverina has been in the same hands for more than a century.
Yaloke, trading as Tulla Pastoral, has been held by the Wragge family since 1918, operating a mixed farming enterprise consisting of sheep, cattle and irrigated and dryland cropping.
Located 23km west of Deniliquin, the property comprises six lots and will be offered as a whole.
Alan Wragge’s great-great-grandfather, Thomas, was a pioneer of the Wakool region, owning Tulla in the mid-1800s. His grandfather bought Yaloke at war’s end and Alan is now the fifth generation in charge.
He has operated the business for around 45 years in conjunction with partner Rowena Jackson, who acts as the farm’s strategic development business manager.
Over the years, Alan has lasered and land-formed 1011ha of irrigation land, built three dams, renewed fencing, upgraded irrigation efficiency, added laneways, planted trees, created saltbush plantations and set aside land for native grasses and wetlands.

Stock levels have been boosted to around 6000 Merinos and 1000 head of beef cattle, while around 1000ha has been laid out to flood irrigation.
This year, Alan planted 1600ha to cover fodder crops which have been successfully grazed and will now be harvested in December.
A further 400ha of wheat and barley was sown specifically for grain harvest.
His usual regimen includes rice, canola, wheat, barley, oats, lucerne and corn, with yield expectations greater than five tonnes per hectare of irrigated area.
There are 36 paddocks and 16 stock containment areas to supplement-feed livestock for finishing.
Yaloke has around 10km of Wakool River frontage, while two Murray Irrigation Ltd supply channels run through the property, offering a 130Ml daily extraction capability via six access points.
There’s 22Ml in daily extraction from the river, 8Ml from a deep bore, three storage dams and a reticulated stock and domestic system employing a pressurised trough system with 22,000-litre header tanks.
The sale includes 1553 delivery entitlements in Murray Irrigation, while a further 1000 MIL water entitlements will be offered to the successful purchaser at market value.
The 1920s four-bedroom homestead is complemented by established gardens, an in-ground pool, clay tennis court and outdoor entertainment area.
Other infrastructure includes a manager’s cottage, machinery shed, 100-year-old woolshed, hay sheds, steel sheep yards and cattle yards, workshop and nine silos.
Alan and Rowena are looking to buy another farm in Victoria and do more sailing.
