Who Owns Victoria’s Farm 2025: Biggest landholders revealed

North American pension funds, foreign and homegrown billionaires plus business luminaries are gunning for a part of Victoria’s farmland.

The Weekly Times’ 10th annual Who Owns Australia’s Farms investigation can reveal the three biggest investors in Australian agriculture — Canada’s PSP Investments, Macquarie Agriculture and US-based Nuveen Natural Capital — all have increased their investments in Victorian farmland in recent years.


Other prominent owners of Victorian farmland include rich lister Gina Rinehart, Hong Kong billionaire Li Ka-Shing, Melbourne barrister to the stars Allan Myers and UK business Lord Michael Hintze, as well as prominent families, the Baillieus, Handburys, Patersons, Pattersons and Roberts Thomsons.

Victorian assets owned by PSP, Australia’s single biggest investor in Australian farmland with assets worth more than $8.5 billion, include its 16,820-hectare Aurora Dairies business, running 20,140 cows producing 132 million litres of milk, the 7321-hectare Catumnal Farms cropping aggregation at Boort, under its Altora Ag portfolio, as well as orchards and vineyards in northwest Victoria operated by its Fresh Country Farms of Australia business.

With more than $4 billion of investments nationally, Macquarie Agriculture operates the 8244-hectare Barton property at Moyston and the 3024-hectare Beckworth Court at Clunes as part of its Paraway Pastoral Company business of more than four million hectares.

Australia’s third-biggest farmland investors, and the world’s biggest manager of farmland assets, Nuveen’s Victorian portfolio comprises Western District cropping properties Glenfine at Cressy (2802 hectares), Mullumbimby (675 hectares) and Pircarra (3336 hectares) at Derrinallum and the Heathcote Vineyard Portfolio (522 hectares) at Corop, for which it paid $14 million in 2024.

From a size perspective, South Australian-based pastoral company AJ&PA McBride owns the biggest slice of Victoria with the 47,000-hectare Telopea Downs aggregation at Telopea in western Victoria while the Costa family-backed GO.FARM investment vehicle operates across 32,000 hectares, mostly in the Goulburn Valley and northern Victoria.
Warakirri’s cropping venture operates 22,000 hectares around Minyip and Hopetoun, while the Dunkeld Pastoral Company empire of Melbourne KC Allan Myers operates across more than 12,000 hectares of the Western District.

Major family operations include the JHW Paterson empire, run by 33-year-old James Paterson, that spans 67,000 hectares across 11 properties in Victoria’s Western District and the NSW western Riverina. It grows 12,000 hectares of crops and runs 6500 breeding cows.
The family’s 10,000-hectare Western District venture started in the mid-1990s. They now have more than 60 permanent workers on the books.
“Yes, we may have moved to a more corporate operation when it comes to scale and business structure, but we want to maintain the feel of a family business,” he said.

“You want an environment where ideas are encouraged, not shot down.”

Tim Roberts-Thomson is another major private player with his $500 million TRT Pastoral empire includes 2200 hectares in Victoria’s North East.
“I try to fly under the radar,” said Mr Roberts Thomson, who originally made his money from a small company he founded and owned with his older brother, Barry, that brought the Orange and 3 mobile phone networks to Australia.
“I’ve always just had a passion for ag. So, even when I was doing other things, we gradually expanded (our farms) as we were able to.

“I’ve never really had a grand plan; it’s been more been about when I see opportunities. As they come up, and if they make sense and fit into the overall vision, then I’ll try and take advantage of them.”

ACUITY DEVELOPMENT GROUP

Last year the Doake family sold their 128ha grazing property, known as Sunny Meadows, as well as the separately titled Coldstream Airport, to Acuity Development Group.

Acuity intended to launch a $300 million development plan, backed by private lenders, high-net worth individuals and family offices.

In November 2023 purchased a major equity interest in Montague, which handles 18 per cent of Australia’s apple production and 15 per cent of stone fruit produce across orchards in Victoria, Tasmania and NSW.

Yulong Investments is a horse racing stud backed by Chinese mining billionaire Yuesheng Zhang. While primarily focused on its thoroughbred racing and breeding operation, Yulong are planning to run Wagyu beef across their Gippsland properties. In April 2022, Yulong Investments paid a record $400,000 for a Wagyu heifer at the Australian wagyu Association auction, with the heifer Sunnyside S0014, to underpin their budding breeding program.
