THOSE who knew the late Arthur Trethowan speak of his uncanny ability to pick seasons and good country.

His land acquisition began at Rand in NSW and culminated with the Woomargama property Culbara.

Bought from the Darling family in 1986, Culbara became the base for Arthur’s beloved herd of Hereford cattle.

Selling agent Mike Scollard from Paull and Scollard Nutrient Ag Solutions said the care Arthur took of the property was evident.

“Arthur never overstocked this property, and he was a grazier who could read the play,” Mr Scollard said.

“He would know when the season was not looking right, and he would stock accordingly.”

With a district rainfall of 800m, fertile red loam soils and alluvial creek flats, Mr Scollard said the country was ideal for a beef operation. The balance of the country is granite hills and there is an area of native bush.

Water is a feature of Culbara with a semipermanent creek and a mix of spring-fed and catchment dams. Bores and wells provide stock and domestic water, with stock water reticulated to troughs from tanks positioned on hills.

Pastures are a mix of phalaris, ryegrass and clovers, which have responded to not only the rainfall but a regular application of superphosphate.

A laneway system provides access to each paddock to allow easy movement of stock and there are built up roads with grids for vehicle access.

Improvements include the main house, a four-bedroom homestead with each bedroom having its own ensuite, an open living and kitchen area, a large dining and lounge and wide verandas offering views of the district.

There is a second three-bedroom house, three sets of steel cattle yards, a four-stand wool shed, two machinery sheds and four haysheds.

The conservative management of Culbara is evident in its full hay shed and silage pits, with these going with the sale of the property.

Co-selling agent Roger Bramley said Culbara was one of the Eastern Riverina’s “most renowned, high rainfall grazing properties”.

“Whoever is fortunate enough to buy the property will know they are presiding over one of southeast Australia’s premier cattle holdings,” Mr Bramley said.
