Wyrung-Attunga at Tarcutta, and Tooracoll and Woolaway at Jugiong for sale

A three-farm aggregation with Murrumbidgee River frontage, spanning 1800ha in the Riverina, has hit the market.

Three livestock and mixed farming properties spanning more than 1800ha throughout the northern Riverina region have hit the market in a headline offering.

The vendors of the farms at Tarcutta and Jugiong have owned the properties for more than two years and have decided to sell, with offers tipped to total $20m combined.

At Tarcutta, the highly regarded southwest slopes region of NSW is where you will find Wyrung-Attunga (904ha) — a mixed-farming operation located close to the Hume Highway, 20 minutes from Gundagai and 30 minutes from Wagga Wagga.

The property consists of two titles, but will be sold as a whole, with offers expected in the $8m-$9m range.

About 90 minutes north of Wyrung-Attunga, two adjoining holdings, Tooracoll (653ha) and Woolaway (302ha) are for sale at Jugiong with combined offers tipped to fall between $10.5m and $11m.

Inglis Rural Property selling agent Sam Triggs said Wyrung-Attunga at Tarcutta has mostly run Merinos and cattle on agistment in the past few seasons.

They have stocked approximately 3500 ewes and followers along with backgrounding 300 Friesian heifers in more recent months,” Mr Triggs said.

“They’ve farmed a lot of the country at the front, built sheep yards there and done a lot of work on the agronomy with lime and fertiliser.

“There would probably be around 300ha of native bush with something like 320ha arable for the straightforward planting of crops.

“Currently, the farm has 25ha under lucerne and 47ha sown to oats and rye last March, with pastures improved under lucerne and annual ryegrass.

“There’s also a second irrigation bore with a 30ML groundwater licence, currently not equipped, which could potentially take a centre-pivot irrigator.”

Tooracoll and Woolaway farms have run 3500 ewes in past seasons, but have also made a practice of stocking cattle over the summer months.

Australia’s third-longest river, the Murrumbidgee, is also a constant presence along the properties with 3km frontage on Tooracoll and 835m frontage on Woolaway.

“The vendors have owned the property for more than two years and made a priority of fertilising half of the farm by plane, cultivating the flatter areas with grazing canola and annual summer crops and erecting new sheep yards,” Mr Triggs said.

“It’s a highly scenic property, with arable river flats and two sheltered valleys rising to elevated hills on the western boundary under lightly scattered timber.

“The pastures are mostly native grasses with sub clovers and two seasonal creeks run through the farm.”

Expressions of interest close July 7 for both listings.

Earlier this month two historic family farms, totalling more than 1000ha, hit the market in NSW’s tightly held southern Riverina region.

The Caringa Aggregation and Pinelee, both at Corowa, are scheduled for auction in July and could fetch offers worth a combined $20 million.
