Stunning lifestyle farm near Ballarat listed for sale for almost $5 million

A farm near Ballarat has been listed for sale with an asking price of almost $5 million.

The 28ha lifestyle property, located on Blakeville Road at Ballan, is for private sale for $4.9 million.

Owners Michael and Hannah Rot purchased the property six years ago, and set about to create a family retreat.

Mr Roth knew what he wanted, drew up the plans for his Tuscan-inspired house with a modern touch and then employed builders to realise that vision.

“We were trying to create a Tuscan home with French and Italian influences, and I believe we have achieved this,” Mr Roth said.

“The house is deliberately grand and spacious and when you are sitting out in the alfresco area, you would swear you were anywhere in Europe.”

The house offers exactly what a country retreat should, Mr Roth said, with its feature the enclosed alfresco area where bi-fold doors imported from Germany concertina to allow three sides to be open to the outside.

There are three bedrooms, all with ensuites and walk in robes and another two bedrooms with built in robes serviced by a family bathroom.

The open plan kitchen and living area is enormous and features black butt wood benches, a butler’s pantry and an open fireplace with a gas log fire.

The house has hydronic heating, imported marble floor tiling in the living spaces, double glazing and an integrated Bose sound system.

While the focus of the Roths has been on building a country home, they have also worked to improve the land that surrounds it.

The two hectares of lawn is an immaculate surround for the country home, and Mr Roth said they had spent time regenerating pastures on the land to bring it into productivity.

“We have had the help of a district farmer, and he has then agisted Angus cattle on our land,” Mr Roth said.

“It would be ideal for a horse stud, but equally suited for sheep or cattle.”

The property is being sold by Joe McFall Real Estate.

It comes as an established almond orchard in the Riverina has hit the market with price expectations of about $30 million.

The 584ha property, Greenview Farms at Tabbita near Griffith in NSW, is being sold by the Schembri family.
