A DIVERSE field of buyers from across the world is set to compete for control of what is said to be the largest single landholding within 60km of Melbourne.

Agent Duncan McCulloch said the sale represented “the biggest land-banking opportunity to come to the market in recent years in this area”.

“Yaloak Estate comprises around 2000ha of arable land suitable for cropping, with the owner sowing 1200 to 1500ha annually to various crops and using the balance mainly for grazing,” Mr McCulloch said.

“Most of the grazing land has also been extensively improved, together with a comprehensive fertiliser regime.”

The farm’s sheep flock, which was dispersed earlier this year, was built around East Friesian/composite ewes based on Derrynock bloodlines.

In 2018, the ewes scanned at 170 per cent in-lamb.

“Substantial soil improvement programs have also been undertaken, including extensive sub-soil manuring,” Mr McCulloch said.

“The impact of this program has seen substantial increases in crop productivity across the farm.”

Yaloak Estate enjoys mains water supply and has numerous dams throughout the property, with laneway systems and stock water reticulated to each paddock.

The renovated and well- maintained homestead, built around 1890, sits at the end of a gravel-lined driveway, surrounded by expansive lawns and mature, well-maintained gardens.
