Mount Morriston at Ross in Tasmania hits market for millions
One of Tasmania’s largest rural holdings, Mount Morriston, has been listed for sale. We reveal the asking price as well as the property’s features, including its extensive irrigation development.
ONE of Tasmania’s largest rural holdings, Mount Morriston, has been listed for private sale with an asking price of $22 million to $24 million.
The 9342ha mixed farming property, located at Ross in northeast Tasmania, features a jointly owned 7000-megalitre water storage dam, over 30km of Macquarie River frontage and a nine-bedroom refurbished Georgian-style sandstone homestead.
Mount Morriston has historically been renowned as a wool growing enterprise,
having won the Zegna trophy for premium fine wool eight times.
Shane McIntyre, agribusiness director of selling agent CBRE, said the versatility of Mount Morriston was far reaching, varying from wool, prime lamb, beef, fodder, horticulture and eco tourism.
“The natural timbered landscape of the eastern portion of the property, is similar to a national park, making it ideal for development as a tourist destination,” Mr McIntyre said.
“The current carrying capacity is around 20,000 DSE. With further development this could be improved 20 per cent”.
Historic and contemporary outbuildings on the property include a coach house with further accommodation, a managers’ residence and seven cottages.
Structural improvements include two shearing sheds (eight-stand and three-stand), machinery shedding, workshop, barn, ram shed, an abundance of ancillary shedding and significant grain storage (14 x 40 tonne silos).
Irrigation developments include the construction of a joint venture 7000 megalitre irrigation dam, with 297ha developed to pivot irrigation and another 222ha plumbed for hard hose irrigation, setting the property up for annual cash cropping and potentially perennial tree crops such as stone fruit.
Agribusiness Services Tasmania selling agent, David Robertson, said the ability to harvest significant quantities of surface water, combined with the extensive Macquarie River frontage, ensures the ongoing productive capacity of the property.
“Tasmania represents good rural investment value and the 34 separate titles of Mount Morriston will prove to be a valuable component of this property in future decades,” Mr Robertson said.
The property is located 17km from Ross and 84km north of Hobart.
