Mosley family to sell Queensland farm, Kingower aggregation, for $30m-plus

A Queensland farming aggregation, near Emerald, has hit the market with a local family tipped to received offers exceeding $30m.

Buyers have been sent into a frenzy after a premier Queensland farming operation hit the Australian rural property market, with big offers set to come.

The 3262ha property, Kingower aggregation situated near Emerald in Queensland’s Central Highlands, could fetch upwards of $30m according to industry experts.

The property comes with rights to the 2022 cotton crop and significant plant and equipment.

Experts believe Kingower aggregation holds a land value of at least $25m, with water rights a “maturing market”.

The Mosley family have owned the irrigation, dryland and grazing farm for around a decade and are selling the holding on a walk-in, walk-out basis via Colliers.

Selling agent Rawdon Briggs said the Kingower aggregation was being offered as a complete turnkey farming operation.

“The Mosley family has been meticulously developing this site during the past 10 years,” he said.

“The plant list is pristine, like the rest of the property, and it is difficult to acquire machinery at the moment with wait times of around eight-nine months.

“There are also three staff members who are wanting to remain with the farm.

“This is a wonderful asset and really is a turnkey opportunity.”

Mr Briggs said he was expecting the recent heightened demand for Australian cotton farms to continue with the interest in the Kingower aggregation.

“Right now the market is quite bullish with cotton, especially with the prices per bale at the moment,” he said.

“This property is word-class and it has gathered a lot of interest.

“We have had inquiries from local growers to cotton producers, groups looking at alternate crops due to the water rights and also interest from intensive cattle operators.”

Kingower has a combination of water rights based around irrigation water sourced from the unsupplemented flows from the Theresa and Retreat Creeks, and unregulated overland flow from the surrounding flood plain and Retreat Creek.

The unsupplmented natural flows give Kingower the benefit of harvesting overland flows that occur from natural rainfall events within the catchment area alongside the farm’s Water Entitlements and Licence.

So far in 2022, some major Australian cotton farms have sold including the Kalanga cotton aggregation which was purchased by an Aussie family for around $80m.

Earlier this month a 1200ha southeast Queensland farm hit the market with a price tag of $20m-plus.
