'Three key factors': Agriculture businesses making bumper profits

As the autumn property market kicks off across Australia there is more than $750m worth of premier farmland on the market.

Domestic buyers and investors from across the globe are preparing their offers hoping to purchase a slice of prime Australian farming property.

And despite some levels of economic uncertainty regarding international conflict and interest rates, experts are tipping the 2022 autumn buying season to continue at record pace.

So which properties will catch the headlines over the next few months?

$250 million- goFARM, Cobram and Numurkah, VIC (6000ha)

$230 million- Walhallow and Amungee Mungee Stations, Daly Waters, NT (1.32 million ha)

EOI: Apache Agriculture Portfolio- Newdegate, WA (45,057ha)

$80 million-plus- Upton Farms, Niangala, NSW (2660ha)

$70 million Kooba Pty Ltd Farms, Hay, NSW (20,000ha)

$50 million-plus, Mount Doreen Station, Tanami Road, NT (700,000ha)

$33 million-plus, Withers Aggregation, Berrigan, NSW (2400ha)

$33 million-plus, Girrakool and North Pomeroy Farms, Goulburn, NSW (2390ha)

$250 million- goFARM, Cobram and Numurkah, VIC (6000ha)

This 27-farm mega-holding, located in the Victorian Murray Valley region, is the biggest farm listing on the Australian rural property market right now.

The Sandmount Farms portfolio is at the point of requiring a significant injection of outside capital for its transformation phase.

Expect this sale to take a while, with big dollars needing to be exchanged.

$230 million- Walhallow and Amungee Mungee stations, Daly Waters, NT (1.32 million ha)

Australian-born, Bahamas-based billionaire Brett Blundy’s Walhallow and Amungee Mungee cattle stations are still on the market almost nine months after they were first listed.

A mix of a heavy wet season and Covid-related border closures initially stifled the early stages of the sale process.

Earlier in 2022, Bentleys Queensland managing partner Ben Cameron said he was expecting significant interest in the separate stations.

He also said the two farms could be sold in separate deals.

In late 2021, 45,000ha of prized Western Australian broadacre, cropping and grazing land hit the market after one of the state’s most renowned farm holders listed the aggregation for sale.

LAWD company director and listing agent Simon Wilkinson was handling the sale, but no announcement has been made just yet about John Nicoletti’s farms.

Stage one expressions of interest closed on January 30, 2022 at 4pm (WST) with negotiations now continuing.

$80 million-plus- Upton Farms, Niangala, NSW (2660ha)

Potential buyers are gathering their pennies to try and secure part, or all of, the Upton Farms aggregation.

The premier NSW cattle farm hit the market last month with price expectations of $80 million-plus.

The farm’s four holdings will be offered through auction on Wednesday, April 13 at 11am, concluding on Thursday, April 14 at 12pm with some big bids expected.
