The historic Western District property Keayang has been listed for sale with an asking price of $3.5 million – $3.8 million, equating to more than $55,500 per hectare or $22,500 an acre.
The 63ha lifestyle property at Terang is currently owned by Roger Alpass and Jia Niu.
It will be sold via expressions of interest.
Keayang has a fascinating legacy. Initially established in 1844 by Thomas Richardson, it was part of one of the earliest pastoral runs in southwest Victoria. When the Staughtons bought the land in 1904, they used the existing eight room dwelling and created the two-storey homestead which still graces the much smaller property today.
It’s grand history includes playing home to the first Rolls Royce registered in Australia and to polo ponies and elite racehorses which ran under the Keayang colours at Flemington and Caufield.
“You never really feel like the owners, more the custodians,” Roger told The Weekly Times.
“We really understood this as we were welcomed into the community with kindness which was overwhelming.
“At one stage, we held a fundraiser for the local hospital where we opened the house and gardens and there were locals who visited who said they had always wanted to see inside the doors of the beautiful homestead”.
And while some historic homes – it has six bedrooms and large reception areas – might feel almost too auspicious to live in, Roger said this was not the case with Keayang.
“This is a comfortable house with a real warmth to it yet features the timber panelling and carving completed by Robert Prenzel who was renowned as a true artist,” Roger said.
“The house has had extensive renovations to combine some of the smaller rooms into larger areas but has lost none of its charm or history.”
The couple have run a range of agricultural enterprises including sheep, alpacas and horses but settled on running a mob of Corriedale ewes joined to Poll Dorset rams to supply the prime lamb trade.
The property is being sold by Charles Stewart and Co and expressions of interest will close on May 31.
It comes as a mixed farming property at Camperdown was listed for sale with an asking price of more than $5.5 million – equating to $47,000 per ha or $19,000 an acre.
The 117ha property, Chocolyn, is being sold via expressions of interest.
It has been owned by Mark Grant and Steve Nagle since 2011.
Farms in the Western District have sold for record prices recently.
Earlier this month, a 152ha grazing property, Tarrellar Park at Strathkellar, made $3.41 million – equating to $22,341 per hectare or $9045 an acre.
