One of the biggest foreign investors in Australian agriculture is selling a large chunk of farmland for more than $70 million.

Boston-based Hancock Agricultural Investment Group, which has about $1 billion in farmland and water assets in Australia, this week listed the 12,840-hectare Kalanga Aggregation near Goondiwindi in southern Queensland.

Kalanga is part of the 18,000 hectares of former Norman Farming country purchased by HAIG in 2018 for $105 million. It is the latest in a string of high-profile rural properties to hit the market amid record buyer demand spurred on by improved seasonal conditions, record low interest rates and strong commodity prices.

Kalanga is located on the flood plains of the Macintyre River and boasts six main holdings of developed irrigation, dryland farming and grazing land.

There’s 3544 hectares of irrigation country, a 20,000-megalitre on-farm water storage and a 5000-tonne off-farm silo complex. The sale includes water entitlements from Macintyre Valley Border Rivers systems and 8000 hectares of winter crops.

Founded in 1990, HAIG manages about US$3.7 billion worth of farmland globally. It Australian investments comprise 48,450 hectares of land. Last year it paid Harvard University’s endowment fund more than $120 million for the Cowl Cowl and Wyadra properties at Hillston in NSW and the ASX-listed Rural Funds Group $98 million for the Mooral almond property, also at Hillston.

Expressions of interest for the property close on July 15. Kalanga is being marketed by Nutrien Harcourts and LAWD with selling agents Simon Cudmore, Andrew Jakins and Danny Thomas.
