Time to invest: Where the money is coming from

Two tightly held family farms in the western Riverina have hit the market with one of the properties expected to fetch more than $10.5 million.

The Townsend family is selling their 6103ha Eriwah and Gum Creek pastoral farm at Carrathool after 111 years of family ownership.

Eriwah and Gum Creek has a price guide of $1729 a hectare ($700 an acre) meaning the farm could fetch $10.56 million at auction, which is scheduled for Monday, September 19.

Elders agents Matt Horne and Angus Macleod are selling the property on behalf on

Cameron and Therese Townsend.

Mr Horne said he expected the holding would appeal to buyers from across the country.

“I’d suggest the farm will attract local, regional and interstate buyers,” he said.

“The holding represents an ideal stand-alone, add-on property or agricultural investment opportunity.”

With a price guide of about $1729 a hectare ($700 an acre) Eriwah and Gum Creek could fetch $10.56 million.

Eriwah and Gum Creek sits on highly regarded Riverina breeding country consisting of Murray pine loam ridges to Boree grazing plains.

The 6103ha farm is divided into 22 paddocks with a 3000-head sheep feedlot with adjoining containment paddocks.

About 45 minutes north of Carrathool, a 635ha irrigated cropping aggregation at Goolgowi has hit the market.

The Girdler family is selling the 260ha Girraween farm and the 393ha Corinya farm at 706 Girdlers Rd, Goolgowi.

The farms, which have been held in the Girdler family for several generations, hold 1056 (Giraween) and 1584 (Corinya) delivery entitlements from the Wah Wah irrigation district.

The property also neighbours the TI Campbell aggregation which was sold earlier this year.

Spencer and Bennett-Yenda Prods in conjunction with Aquire Land and Water are selling the property.

Aquire Land and Water agent Jon Cobden said the Girdler family’s farm could suit buyers looking for a starter property or those wanting add-on blocks.

Recently the 43,000ha Glen Emu station at Balranald was listed for sale with a $16 million-plus price tag.
