Historic ‘island sanctuary’ sale offers rare opportunity

From an 18-hole golf course to an inland aqua park or even a private paradise, the options for a secluded island sanctuary now on the market are endless.

If you have a cool $6-8 million spare, that is.

Located on the Shoalhaven River, Burraga Island has changed hands multiple times during the region’s centuries-long settlement.

The sellers claim would-be buyers have been given a “rare and unique” development opportunity as the historic island returns to the market.

From the primitive family farms that once occupied it after the turn of the century to its most recent ownership under the ASF Group, it has also been known as Pig Island.

The ASX-listed company purchased the island in 2011 for $2.5m and at one point planned for it to become a resort.

After failing to find a buyer in 2019, ASF Group has placed the 122ha island back on the market.

Colliers Real Estate national director of Asia markets Joseph Lin is one of four realtors hoping sell the island.

He said while the land was largely undeveloped, there were a long list of possible future developments permitted for the site.

“The owner hasn’t really done too much planning,” he said.

“So, as long as it’s within the permissible uses as a RU1 Primary Production Zone, whoever buys it can just apply to the council for works.

“That could be for a recreational facility, like a golf course or even go-karting. There are still a lot of potential uses.”

Alternatively, Mr Lin said would-be buyers could purchase the island for a private residence.

The freehold site is now has a single-storey, four-bedroom home, connected to the nearby towns of Nowra and Bomaderry by a dock and 24-hour private barge with a loading capacity of 48 tonnes. The home has on-site sewage, power, telephone and internet access.

It also has an on-site caretaker who maintains the property.

“Particularly post-pandemic, people are looking for space,” Mr Lin said.

“The island would be a bit more distant from the crowds.

“Plus, it’s in quite a convenient spot.

“It’s not an island in the middle of the ocean. It’s still very well connected.”

Mr Lin said the Bomaderry train station was only a short boat trip away, connecting visitors with Sydney via rail.

Meanwhile, in a southerly direction, the Nowra CBD is equally close. From there, Nowra airport is also only 40 minutes away by car.

“Owning an island two hours from Sydney is like a dream come true for many people,” Mr Lin said in a statement.

“People who wish to be the new King or Queen of the island, the future ‘Monarch’-to-be, can decide to keep the tranquil character of the land or to host tourists after the development.”

While Mr Lin said it was difficult to “put a price on an island”, Colliers was hopeful the site would sell for considerably more than it did in 2011.

With negotiations ongoing with a number of buyers, Mr Lin said the agency hoped the island would fetch between $6-8 million.
