Parkwood: Plans for 69 townhouses on Napper Road in housing growth zone

Plans for a high-density townhouse development have been unveiled for a site in Parkwood.

The 7956 sqm Napper Road location is just down the road from the stalled Arundel Hills Country Club development site and will become home to 69 three-storey townhouses.

The development has been put forward by SIWA Future, a company linked with the land’s owner, Egyptian-born businessman Samir Ibrihaim, who celebrated his 64th birthday on Wednesday.

Fresh plans were submitted to the Gold Coast City Council this week.

The L-shaped site will front both Napper Road and Woodlands Way and is currently home to two single-level residential homes which will be demolished if the development proceeds.

It comes seven months after the council voted to back a plan to expand housing in the suburb by allowing for more high density projects.

“The purpose of the investigation area is intended to deliver a greater number and broader diversity of dwellings, closer to jobs and services to support affordable living options,” the council plan reads.

“This is a strategy identified by the City to assist with meeting dwelling supply targets in line with the South East Queensland Regional Plan.”

The council voted down a similar plan for Oxenford which would have allowed for a further 1739 new dwellings and 4385 people to live in the area.

Council’s Parkwood plan drew criticism this week from community advocate and former council candidate Jenna Schroeder.

“Parkwood moved forward, even though key infrastructure upgrades are still unresolved,” she wrote.

“Oxenford was stopped, because the infrastructure wasn’t close.

“To be fair, the Oxenford proposal was much larger in scale — and included infrastructure that falls on the State Government’s shoulders.

“But anyone who uses Napper Road regularly will no doubt question why an ‘infrastructure first’ approach wasn’t applied more consistently to Parkwood.”

The Napper Road townhouse project will go before council’s planning committee for approval in coming months.
