A LARGE block of land north of Hobart will be converted into a new housing estate to help alleviate the strains of Tasmania’s housing crisis.

A new proposal from Centacare Evolve Housing will involve 27 new homes being built in Bridgewater.

More than 9000m2 of land at Taylor Crescent, Bridgewater, will be converted into both single and double-storey designs of either two or three-bedroom dwellings.

They will be a mix of 20 social housing homes and seven private-owner occupied homes.

The proposed site is close to Green Point Plaza, St Pauls Catholic School, Jordan River Learning Schools and is adjacent to a large public reserve.

Holmes Dyer prepared the development application on behalf of Centacare.

“The proposed housing product will accommodate those with modest incomes looking to enter the home ownership market,” the development application says.

“The size of the dwellings is appropriate for a range of households including young couples, singles, small families and those in the older age brackets looking to downsize but stay within the local area.”

The Taylor Crescent site was identified as a priority under the Bridgewater Gagebrook Master Plan, which was developed to underpin Centacare’s housing strategy.

According to the Southern Tasmania Regional Land Use Strategy, Brighton is expected to see 15 per cent of the state’s growth to the year 2035 and will need about 2000 new homes to accommodate its new residents.

Holmes Dyer concludes that “overall this development accords with the performance standards provided for in the council’s planning scheme and we believe warrants council’s favourable consideration and the grant of a permit”.

Centacare Evolve Housing is a not-for-profit housing and service provider formed through a joint venture between Catholic Care Tasmania and Evolve Housing.

The State Government selected Centacare to manage Housing Tasmania properties in the Bridgewater, Gagebrook and Herdsman’s Cove communities under the Better Housing Futures

Program.

The development application is currently before Brighton Council.
