Toowoomba real estate: Every suburb’s best-selling property of 2023 so far

There is a “new bottom line” if you want to buy a home in Toowoomba, but key trends are emerging for savvy buyers wanting to secure quality properties.
That’s according to a prominent Toowoomba real estate, who said interest from out-of-town buyers was leading to a number of market trends.
It comes as analysis from News Corp shows the top-selling home in 17 of 31 Toowoomba properties from 2023 so far crossed the $1m mark, and all but one had a selling price below $600,000.
In fact, just two suburbs saw a drop in their median house price over the past 12 months.
This year saw suburbs like South Toowoomba reaching seven figures for the first time, while in areas like East Toowoomba the top-selling home was $1.8m above the 2022-23 median of about $800,000.
One suburb’s property even broke the Toowoomba house sale record at nearly $5m.
Good Real Estate owner Brendan Mayles, who himself sold a beautiful home in Hodgson Vale for an extraordinary $1.347m in March, said nearly half of inquiries for Toowoomba properties were coming from buyers not already living here.
This was creating interest in localities just outside the urban area, like Top Camp, Mount Rascal, Hodgson Vale, Blue Mountain Heights and Prince Henry Heights.
“We’re still seeing 40 per cent of inspections coming from outside of Toowoomba – mostly people on the coast but also regional buyers,” Mr Mayles said.
“As much as traditional Toowoomba is doing well, there are a lot of lifestyle areas that have gone to a new level.
“For outsiders, a five-to 10 minute drive into the city is absolutely bliss, far less than they’ve come to expect on the east coast.
“They’re trying to graft the Australian dream here.”
For people wanting to buy within Toowoomba itself, Mr Mayles said blue-chip suburbs like East Toowoomba, Mount Lofty, Redwood and Rangeville would remain popular into the future.
But he urged potential buyers to consider “bridesmaid suburbs” like North Toowoomba, South Toowoomba and even Wilsonton, pointing to their strong social and commercial infrastructure.
“Their median house prices are far less than your East Toowoombas and Rangevilles so those suburbs will continue to get a lot of attention from buyers,” Mr Mayles said.
“Wilsonton is another suburb that deserves attention — it’s still a suburb with beautiful pockets, the infrastructure like restaurants and shopping centres that’s going in there is going to help with interest.
“A house I had in Wilsonton we sold for $520,000, and it was a sign that for families wanting to live in Toowoomba, they’re looking elsewhere.
“If your budget is $550,000, your shopping list is getting shorter and shorter.”
Mr Mayles said families wanting to buy in Toowoomba should not look by suburb but rather by school.
“You’ve got the key popular suburbs that people are searching for, but my biggest tip is look at the school catchment zones and start focusing on catchments rather than suburbs,” he said.
“You can still get into Toowoomba East State School and be in North Toowoomba.”
