RANKED: Queensland’s 50 top selling real estate agents revealed

Four of Queensland’s top real estate agents sold more than a billion dollars in residential properties during the 2021 real estate boom. SEE THE FULL TOP 50 LIST

Queensland’s four top-selling real estate agents have inked deals worth more than a billion dollars, with Ray White’s Brisbane prestige property gun Matt Lancashire topping the list with more than $300m in 2021.

With an average of $3.539m per property sold, Mr Lancashire sealed more than $307m in residential sales in 11 months to eclipse McGrath estate agent Alex Jordan ($288m) and high-end Gold Coast agent Michael Kollosche for the highest total of sales.

Mr Jordan has sold 145 properties, or slightly more than three per week, while Mr Kollosche has penned $261m from just 53 listings in 2021. Not not far behind the trio is Place agent Simon Caulfield ($251m) who focuses on high-density blue-chip areas.

Mr Caulfield has sold more than half of his properties off-market, while Belle’s hardworking Tony O’Doherty sealed 141 deals for an aggregate $224m in sales.

“We are definitely up year-on-year, we've been quite lucky,” Mr Lancashire, a 15-year veteran of the industry said.

“The factors in the market with low interest rates, no international travel with a lot of money being injected from down south and a lot of people upgrading or downsizing.

“I have never seen anything like it in my time. I’ve ridden the wave of the boom in 2007 and seen the fall in 2009 and this market is full-on and it has been a wild ride.”

In handling so many high-end deals, including more recently 33A Markwell St, Hamilton which sold for $3.8m, Mr Lancashire employs five full-time staff to cater for the around-the-clock needs of vendors and sellers.

“A game-changer in my business is I employed an operations manager and she has effectively done everything from getting the property presented from styling, furniture, photography and videography,” he said.

Overall more than 20 agents sold more than $100m in properties each in one of the most prosperous years for vendors.

Not included in Mr Kollosche’s figures is the $30.5m “amalgamation” deal of Main Beach tower Hibiscus, and, providing it goes through, should ensure he notches $300m by year’s end.

“It’s been a good year with a lot of strong sales and up there with my best,” a reserved Mr Kollosche said.

Also making the top 10 from Kollosche real estate are John and Nicole Mayer who came in eighth with $191m in sales.

“We are very focused on giving the customer a six-star experience whether it’s a $5 million property or a $30 million property,” Mr Kollosche said.”

Due to the popularity of the original top 50 agents list, more agents have been added to an expanded list of 74 agents below.

Long-time luxury agent Amir Mian came in sixth on the expanded list with a massive $211 million sales while Harcourts Coastal’s Tolemy Stevens was 11th after inking $176 million this year during the Gold Coast boom.

Real Estate Institute of Queensland CEO Antonia Mercorella said it has been a good year for estate agents but it was also a cyclical industry and there had been many times when the rewards for a 24/7 job have been lean pickings.

“It’s negotiable and up to the parties to agree and clearly it is going to vary on the value of the property and the higher commission may be a lower-end property because it has to be viable,” she said.

“It’s one of the few industries where you can work really hard, not get a sale and not get paid for any of your time and a lot of people are not prepared to do that.”

Closer to Brisbane, Place co-managing director and waterfront wizard Sarah Hackett, the highest-ranked woman, was sixth in the original top 50 list.

Ms Hackett inked more than $209m in deals, not including negotiating an unconditional $12.5m cash sale for 121 King Arthur Terrace, Tennyson last Friday.

“We would spend about 100 hours marketing and selling a property and 50 per cent of your costs – and this is for any agent because you can’t do it all yourself – is staff wages,” she said.

Matching it with the major agencies has been Jason Adcock, the principal of Jason Adcock Prestige, who is on the cusp of $200m in sales this year.

Social media marketing has been a huge investment as he hopes to increase his business in 2022, Mr Adcock said.

“I have done about double the sales total in 2021 than last year and I think I will do double again in 2022,” he said.

“I spend between $50,000 and $70,000 per month on social media marketing or more than $800,000 a year … and that’s the reason for the resurgence in our agency.”

Ray White Queensland CEO Jason Andrew said, on average, a sales agent would work about 70 hours per week which included early morning meetings and 6pm open homes.

“They are also paying support staff and rent and other overheads and some of these payments can spread over weeks until a property sells,” he said.
