Housing affordability has continued to be a thorn in the side for many Australians, with new property data revealing the affordable locations in regional Queensland.

InvestorKit’s Overvalued or Undervalued research has analysed housing affordability across capital cities and regional areas to reveal the top affordable locations set to boom in the coming 12 months.

In Queensland, InvestorKit revealed that investors should be looking to Bundaberg, Townsville, Rockhampton, Warwick and Gatton.

This isn’t the first time a property researcher has predicted a boom, with PropTrack report revealing in 2023 property value would double in the next five years.

Warwick Daily News spoke with LJ Hooker Warwick sales executive Leanne Cameron in August 2023 about the region’s recent housing market spike.

Ms Cameron said it ultimately comes down to supply and demand, with the region having already seen a double in properties sold since April 2021.

The median house price in Warwick at the time was $375,000, compared to the value as of April 2024 of $415,000.

InvestorKit founder Arjun Paliwal said the local economies of those regions are either strong or strengthening.

“Their unemployment rates are at the lowest level in over a decade,” Mr Paliwal said.

“Their GRPs (gross regional products) are growing faster than the last five year average and population growth rates in all of them are accelerating.”

Gatton Real Estate principal Allison Vinckier said the township itself has seen a major increase in demand in the past 12 months.

“The property market in Gatton itself has experienced a 35 to 40 per cent increase in growth since pre-Covid,” Ms Vinckier said.

“The past 12 months has been quite surprising, I thought the market might slow down after the rate rises but the demand is still so high.”

Ms Vinckier said there’s been an increase in the number of investors looking to snap up residential properties in the region.

“(We’re seeing) in the Gatton township itself that residential properties are generally under contract within two weeks of being listed,” she said.

Ms Vinckier said it will be interesting to see how the next 12 months will play out.

In March 2023 the average house price in Gatton was around $390,000, having risen to $440,000 in February 2024.
