A cafe has secured one of the last remaining spaces in a new business hub at Helensvale.

The M1 Connect Business Hub on Siganto Drive is now 90 per cent leased, with a single suite of 383sq m remaining.

One More Cafe, owned by Yoshi Hagiwara, will begin its fit out in the Alder-run centre in coming weeks.

“M1 Connect fits my requirements perfectly as it is a hive of activity with plenty of foot traffic not only from within the building itself but from the north and southbound traffic on the M1, and staff and clientele from the surrounding businesses,” the hospitality owner said.

“One More Cafe will offer great coffee served quickly, along with well-priced light meals in a vibrant environment customers will want to visit daily to enjoy their favourite cup of coffee and to recharge with the tasty food selection.”

The remaining suite can be used for office space or commercial.

CBRE senior director Tania Moore said office space remained at a premium with record low vacancy levels across the city.

“The Gold Coast continues to have one of the most constrained office markets in Australia and based on the Property Council’s Office Market Report for the six month reporting period to December 31, 2024, vacancy levels have remained around 6.5 per cent for the past three years due to the lack of new supply additions and strong demand,” she said.

Alder’s general manager of developments Frank Galvin said the building hat added more than 5000sq m of A-grade office space to the city, with other tenants including Gemlife, Harmony Early Education, Vested Equities, Evolve Early Learning, AJ Grant and PHC services.
