Developers have already started to circle key commercial land fronting a major highway just outside Toowoomba, with the parcels to service what will become the city’s newest suburb.

LJ Hooker Toowoomba is hoping to have deals signed this month on two large pieces of land on the New England Highway at Blue Mountain Heights — one designated for retail opportunities and another to service medical and childcare needs.

The land serves as the entrance to masterplanned community Habitat Mt Kynoch, a 1000-lot subdivision that will narrow the gap between the Toowoomba and Highfields urban areas.

Its developers consider the massive housing estate Toowoomba’s newest suburb, such is its size and scale.

Lead agent Chris Stewart said the commercial parcels, measuring 17,000 sqm and 8000 sqm respectively, had already attracted significant interest.

“It’s aimed at developers who have Toowoomba earmarked as a growth corridor,” he said.

“This is the first highway-fronted parcel made available, with the right commercial zoning — these lots have been approved under the Habitat masterplan to be commercial zoned.”

“These two sites will service those catchments, including Habitat but as it’s located on the New England Highway, it will also service people heading to and from Highfields.”

Mr Stewart said the expressions of interest campaigns end next week, with the hope a contract can be signed the following week.

“There are people who do these sorts of developments and those people we’d love to hear from, but we’d love to see this in local hands,” he said.

It comes about 18 months after the Toowoomba Regional Council approved a variation request on the land covering the estate, which reduces the planning process for its development.

Habitat project manager Jacob McVeigh told The Chronicle in December last year the first 81 lots inside the subdivision had been submitted, with a view of taking them to market later this year.
