It’s got four gaming machines, boutique accommodation and cheaper than most East Toowoomba homes. So it’s no wonder buyers are reportedly falling over to snap up this historical country pub.

A historical country pub south of Toowoomba looks set to be sold “this week” after a flurry of interest driven by its bargain $550,000 price tag.

The 134-year-old Club Hotel in Clifton has been listed for sale through Toowoomba’s SGW Hotel Brokers, in a move that could see it revamped into a boutique eatery and Airbnb.

Along with the traditional furnishings of a licensed venue, the Club Hotel also has four refurbished accommodation offerings and four new gaming machines.

Agent Scott Williams said he already had a written offer on the 646sq m pub, which was built in 1889.

He said the gaming machines would be potentially lucrative asets to leverage if the new buyer wanted to take the property in a different commercial direction.

“I put it online on Thursday and I’ve already had a written offer, I’ve had that much interest — it will sell this week,” he said.

“There are four (gaming machines) and the licenses are worth $90,000 each — you could get $440,000 for the licenses and machines and you’ve got a pub for $110,000 net.

“It could be a pub or you could turn into a trendy eatery or bakery.

“Clifton’s got a little takeaway shop, but it’s missing something else.”

Mr Williams said he could see the potential to drive tourism by offering something new to the market.

“The majority (of interest buyers) are looking to do an Airbnb-style set-up,” he said.

“It’s a beautiful dining room, even the toilets are nice — if this pub was in the city, you’d be fighting people off with sticks.

“It needs someone to market it the right way and get people back there.

“There are two other pubs, one has been closed and the other is a tradie’s pub.

“The two venues are chalk and cheese, so it gives an opportunity for whoever buys this.”

This is the second time the Club Hotel has been listed for sale in 12 months, after a campaign was run by Elders Real Estate last year.
