A three-level architecturally designed home in the heart of Airlie Beach, that overlooks the Port of Airlie and ocean beyond, has sold for $1.775 million to buyers from overseas.

The property at 25 Airlie View sold on January 10 through Ray White Whitsunday.

Sales agent Adam Webster said there was an overwhelming amount of interest in the property before it sold, given it was configured into three self-contained levels.

“We weren’t sure what kind of buyer was going to approach us to buy it,” Mr Webster said.

“It’s set into three self contained areas where you could have your own living space upstairs and income potential on the lower floors or room for extended family to stay.”

He said the buyers were an older couple who were looking for a retirement home.

“The elderly couple were from overseas, they have been in town locally now for 12 months renting,” he said.

“Their intentions were to build a house in Botanica Estate.

“Unfortunately the building costs for the type of property they had designed for the block would have cost them an absolute fortune, millions more than they were anticipating, so they sold the block and bought the house that was already finished.”

Each level of the home was occupied by tenants before it sold.

“The property has sold to owner occupiers so when the leases expire, unfortunately, the tenants will be asked to vacate,” Mr Webster said.

“The tenants were fully aware and have been looking already before we sold the property for alternate accommodation.

The property was built in 2018 and commands an elevated position on a 553 sqm block in the exclusive Airlie View Estate.

The home boasts five bedrooms, four bathrooms, three-car garage, enormous open plan formal living spaces on all levels and an in-ground lap pool on the ground floor.

The top floor of the property has two bedrooms, study, main living area, kitchen with walk-in pantry, two bathrooms, additional outdoor bathroom, and a spacious entertaining area with stunning ocean views.

The middle floor includes a two-bedroom apartment with a large multipurpose room, undercover storage area, private balcony, kitchen and laundry.

Finally, the lower floor has a studio style apartment with a bathroom and kitchen.

Each level of the home can be accessed via an undercover staircase located on the left side of the building.

“The owners were very happy with the outcome,” Mr Webster said.

“It is a positive we are starting to see more sales in this price range despite the downturn in the markets down south.

“Airlie Beach is still moving along quite nicely.”
